Choa Chu Kang is another ‘ulu’ neighbourhood in the north-western corner of Singapore. However, flats in this non-mature estate tend to be more affordable, and there’s more space for HDB to build 5-room units for larger families.

There are seven projects available in the upcoming BTO launch in August 2022. Four are in mature estates and three in non-mature estates. For the Choa Chu Kang August 2022 HDB BTO launch, there will be a total of 980 units 2-room Flexi, 3-, 4- and 5-room flats up for grabs.

Moreover, up to 10% of the flats offered in the HDB BTO Aug 2022 launches will be put aside for the Resettlement, Relocation, Selective En Bloc Redevelopment Scheme (SERS) and Tenants’ Priority Scheme for qualified households, including residents affected by SERS. Residents will also be able to apply for the Central Weave @ Ang Mo Kio HDB BTO project, Choa Chu Kang Keat Hong Grange BTO project, Woodlands South Plains BTO project in Woodlands, and Tampines Sun Plaza Spring BTO project.

This project site is within the Keat Hong cluster, and will likely be called “Keat Hong-something”, just like its August 2020 neighbour, Keat Hong Verge (a smaller BTO launch with just 571 units), and the surrounding projects, Keat Hong Mirage, Keat Hong Colours and so on. This is because the whole neighbourhood is sitting on top of the former Keat Hong Camp I & II.

The HDB BTO August 2022 Keat Hong Grange project is located along Choa Chu Kang Avenue 7. It is bounded by Keat Hong Link and Choa Chu Kang Grove. The Kranji Expressway is also a short drive away.

Getting downtown fast can be a slight challenge for those taking public transport, as they’ll first need to get to either Choa Chu Kang MRT station on the North-South Line (where the Choa Chu Kang bus interchange is located) or Bukit Panjang MRT station on the Downtown Line via Keat Hong LRT station.

The August 2022 HDB BTO in Choa Chu Kang is an estimated 5-minute walk from Keat Hong LRT station. From here, it is 2 stops to the main Choa Chu Kang MRT station, which will serve as an interchange for the upcoming Jurong Region Line.

The MRT line will not only serve the upcoming Tengah HDB estate but also improve connectivity to the Jurong Industrial Estate, Jurong Innovation District and Nanyang Technological University (NTU). The Jurong Region Line opens in 2027 and becomes fully operational by 2029.

The Keat Hong Grange August 2022 BTO site is relatively close to amenities and schools, with more in the pipeline. Of note are ITE College West, Jurong Pioneer Junior College, Delta Senior School for those with special education needs, a small town centre near Keat Hong shopping centre, green spaces including a park connector, and an upcoming health and medical care facility.

Closer to Choa Chu Kang MRT station, which is an LRT ride away, are Lot One Shoppers’ Mall and Choa Chu Kang Public Library.

Based on past launches, the HDB BTO August 2022 Keat Hong Grange launch will be one of the more affordable projects in the HDB BTO August 2022 exercise, if not the most affordable. That’s because Choa Chu Kang is a non-mature estate and is some distance from Singapore’s city centre.

Looking at past application rates, 727 people vied for the 68 2-room Flexi units when Heart of Yew Tee BTO was launched. For February’s HDB BTO launch, Teck Whye View flats saw 2,400 people going for 322 units, with Choa Chu Kang emerging as the surprising star of the launch.

For this August 2022 HDB BTO launch, the same story might play out, especially since there are 5-room units this time around. This means a lot for larger households looking for a flat in the Choa Chu Kang area. The previous appearance of new 5-room flats in Choa Chu Kang was around May 2013, with the launch of Keat Hong Crest.

According to the HDB resale flat prices in Singapore by estate for Q1 2022, the median resale prices of 3- and 4-room flats were $391,500 and $470,000 respectively. Looking at the May and August 2020 Chua Chu Kang BTO prices, we say future residents can expect good capital gains if they choose to sell their flat after the 5-year Minimum Occupation Period (MOP).

Budgeting for Your Choa Chu Kang August 2022 BTO Home Loan

Based on past data, the Keat Hong Grange flats are likely to be one of the more affordable HDB BTO flats, but it’s always a good idea to do your due diligence and budget for your new home before balloting.

For the purposes of the above illustration, we’ve used an interest rate of 2.6% and an LTV of 85%, adjusted in accordance with the Dec 2021 property cooling measures, in the HDB loan example. For the bank loan example, we’ve used a 1.6% interest rate and LTV of 75%.

Short Walk to Keat Hong LRT Station

The upcoming Keat Hong Grange BTO is a 5-minute walk to Keat Hong LRT station, which connects to Choa Chu Kang MRT station and Bukit Panjang MRT station. Connectivity isn’t great now, but from 2027, when the Jurong Region Line opens progressively, residents will be able to connect from Choa Chu Kang to Boon Lay and Jurong East.

Close to Choa Chu Kang’s Town Centre

From the Choa Chu Kang HDB BTO August 2022 site, it’s also a short walk to Keat Hong shopping centre and the Block 253 Choa Chu Kang Market & Food Centre. To get to Lot One Shoppers’ Mall and the Choa Chu Kang Public Library, residents can take 2 LRT stops to Choa Chu Kang MRT.

Future residents can also enjoy the amenities and malls of nearby Bukit Panjang, which is also accessible via the same LRT line. In the future, residents can also easily access Tengah’s ‘car-free’ town centre too.

Verdant Spaces and a Park Connector

The Keat Hong Grange BTO site is near some greenery, including Keat Hong Garden, Tembusu Park and the 6km-long Pang Sua Park Connector, which bisects Choa Chu Kang from Bukit Panjang. Whether they’re walking, jogging or cycling, residents can get to Zhenghua Park along Bukit Panjang Road, enjoy the scenic Pang Sua Canal, and pass by Ten Mile Junction and Bukit Panjang Plaza before ending at Villa Verde Park in Choa Chu Kang Way along the Rail Corridor. The Pang Sua PCN is part of the Western Adventure Loop.

In addition, when the Tengah HDB town launches, Choa Chu Kang residents can enjoy the landscaped green features, many community garden plots and car-lite friendly features of this neighbouring town.

Good Mix of Schools, Existing and Upcoming Amenities, Developments

Aside from the upcoming Jurong Region Line, other developments in the area include the projects in the Jurong Industrial Estate and Jurong Innovation District. Currently, there is also a good mix of amenities in the area, including the Bukit Batok Fire Station, petrol station Esso at Choa Chu Kang Way, Children & Youth Complex/Home for the Aged Choa Chu Kang Community Club and Choa Chu Kang Polyclinic.

In the pipeline are a proposed health and medical care facility, a proposed civic and community institution, a proposed Chinese temple, and a church that’s under construction.

For those with school-going children, they will be pleased with the good mix of schools for all levels in Choa Chu Kang. Parents with older children heading to university will be close to NTU, while those in the education sector can also travel there easily for work.

Additionally, the upcoming Choa Chu Kang August 2022 HDB BTO will be just beside Keat Hong Verge. Residents can easily access amenities there, which include access to a childcare centre.

Conclusion: Is Keat Hong Grange (August 2022 Choa Chu Kang HDB BTO) Worth Balloting For?

Those with smaller budgets or families looking for a larger home would be keen to pick the HDB August 2022 Choa Chu Kang BTO flats. They can enjoy the amenities of Choa Chu Kang as well as that of neighbouring towns. Transport links will only improve, once the Jurong Region Line starts running.

It’s also possible that these Choa Chu Kang flats might also have a shorter wait time, like the Keat Hong Verge counterparts.
