On 11 January 2024, the Land Transport Authority (LTA) announced that the Singapore Rapid Transit System (RTS) Link had passed the 65% construction completion mark, in both Singapore and Johor Bahru.

A special economic zone (SEZ) is also being set up between Singapore and Johor Bahru to improve investment and trade in the area.

With the RTS link station slated to open in less than three years, living in Woodlands could become a more attractive prospect. Not only will the RTS Link offer a faster and more convenient way to get to JB, but it is also expected to ease congestion at the Causeway by at least 35%.

What Is the RTS Link Singapore?

The RTS Link Singapore, also known to some people as RTS Johor, is a mass transportation system that will connect Johor Bahru, Malaysia to Woodlands in Singapore. It will traverse 4 km across the Straits of Johor at a speed of about 80 km/h. The entire journey will be completed in a mere five minutes. During peak hours, there should be one train picking up passengers from either end of the RTS Link every 3.6 minutes.

There will be only two stations: Bukit Chagar station in Malaysia, located not far from the Causeway, and Woodlands North MRT station in Singapore, which will be an interchange enabling passengers to switch to the MRT network via Woodlands North MRT station through an underground link.

Woodlands is considered far away from the city centre and is thus known for its relatively affordable prices. If you prioritise space over centrality, a home in Woodlands can give you the chance to maximise the size of your home. It is also ideal if you are on a budget and looking for an affordable starter home.

Another advantage of living in Woodlands is its proximity to the Causeway and the future RTS Link. This is ideal for Malaysians who wish to return to see family and friends and Singaporeans who make frequent trips to JB to purchase groceries at a lower price or simply enjoy a slower pace of life.

Following the Singapore Turf Club closure, the 20-ha Kranji Racecourse and the surrounding area will be redeveloped from 2027 onwards into a nature and recreation hub. The site of the Turf Club will yield housing as well as leisure and recreational facilities. This ties in with the government’s plans to transform Woodlands into an economic hub. These developments could give property value a boost in the area, making Woodlands condos an interesting prospect for investors.

When asked how the RTS Link Singapore may affect the retail market in the area, Dr Lee Nai Jia, Head of Real Estate Intelligence, Data and Software Solutions, PropertyGuru Group commented that “with the RTS Link Singapore soon to be completed, rents will likely increase as listed properties are progressively being taken up”.

Dr Lee added, “We expect the demand and rent prices for retail and R&B spaces to stabilise for now until the RTS Link Singapore is completed. When the RTS becomes fully operational, we expect demand to increase by at least 5% to 10%, and rental prices correspondingly inching up alongside the existing supply of spaces being occupied.”
