Dearest Nava Grove, we first heard of you back in November 2024, when you burst onto the scene and sold 65% of your units over your launch weekend at an average price of $2,448 PSF. Now, you’ve sold almost 80% of all your units.

But what really piqued our interest was that you’re a good listener. We heard that you have transformed your original 4-bedroom dual-key layout into a 4-bedroom + study layout to appeal more to buyers like us — multi-generational families or those with three or more children who all want individual rooms. 

So, we excitedly asked around to find out more about you, Nava Grove.

Nava Grove Layout of 4-bedroom + Study Units

We found out that you don’t cling to labels for the sake of holding on to the past; you’re more than capable of changing. You transformed all your 4-bedroom dual-key 1,464sqft units into 4-bedroom + study layouts. The newly launched units have generous living spaces and a regular, highly efficient floor plan.

You were thoughtful and thorough: you knew buyers didn’t just need more rooms, we needed useful ones that allow for work calls, quiet tuition sessions, or even extra sleeping space. That’s why the offered 4-bedroom + study units have the flexibility to be configured to suit our needs.

Possible Layout 1: Spacious Study

If no amendments are made to the given layout, there is a spacious study ideal for work-from-home parents or students. The study area has a 1.65m depth and 2.5m width which is a good size for a 2-seater study.

Bedroom 2 and Bedroom 3 both have a 3.3m depth and allow for a queen-sized bed with side tables or two single beds.

Possible Layout 2: Extended Pantry

Those who like to cook can opt to have the existing entrance to the study sealed up and relocated to the wet kitchen area. Then, the storage space in the wet kitchen and the wall of the study can be removed to form a larger kitchen space (or expand the storage area).

Picture the kids helping with prep in the dry kitchen area, grabbing fresh ingredients from the fridge nearby. Meanwhile, the adults whip up dinner and have a roast going in the built-in Smeg steam oven in the wet kitchen. Cooking becomes sacred family time, not another chore.

Possible Layout 3: Extra Bedroom

Alternatively, growing families in need of more bedroom spaces can convert the study into a fifth bedroom. This can be done by first removing the wet kitchen countertop and scaling down the kitchen area. The study can then be extended and enclosed to form a compact fifth bedroom, giving the home a well-optimised five-room layout.

Two bedrooms in the home have ensuite bathrooms: the master bedroom and bedroom 4. Bedroom 4 is set slightly apart from the rest of the bedrooms and has its own balcony. This particular bedroom is perfect for elderly parents or visiting in-laws who want more privacy. 

What was previously the original ensuite bathroom for bedroom 4 has been converted into a 3sqm storage space with a 2sqm ensuite toilet. The storage can fit a single bed and presents a feasible sleeping space for a live-in helper. This is useful, especially if an elderly person needs round-the-clock care.

What truly stole our hearts was that no matter which layout is chosen, there is room for the kids, parents, and grandparents to comfortably live under one roof. You’re effectively showing a way of how we can future-proof ourselves and adjust layouts to cater to varying lifestyle needs.

Nava Grove Condo Info and Facilities

The free-form, organic-shaped pool sets Nava Grove apart from other projects.

Beyond your flexibility and openness to change, we were curious about your background. We got curious and went down a rabbit hole. What we dug up about you genuinely impressed us.

Nava Grove is a 99-year leasehold developed by MCL Land and Sinarmas Land. 552 homes are spread across three blocks of 24-storey apartments, with a mix of 2- to 5-bedroom units. Every unit has a 2.77m high ceiling, light grey tiles for the common area floors, and vinyl flooring in the bedrooms. The target completion date is end 2028.

Your 269,552 sqft site comes with full condo facilities with an emphasis on landscaping. More than 80% of the development is dedicated to landscaping. That means that residential blocks are spaced a fair distance apart. Residents do not have to worry as much about their neighbours looking into their homes. For instance, the nearest block distance is about 32 to 34m while blocks 38 and 42 are 82m from each other.   

The main lagoon pool measures 50m in length and has an organic shape. In each circular nook you will find the jacuzzi cove, lagoon pool decks, a hydrotherapy pocket, and an infinity edge.

The children’s pool has an S-shape design and comes with a mini lazy river and splash play area. Nearby is the children’s playground and an air-conditioned 322sqft children’s playroom next to the splash play area. Whether it’s a birthday bash for the kids or just another after-school adventure, everything your kids need is conveniently located in one area.

There are two clubhouses. The smaller of the two is the 500sqft forest dining room on level 2 and has a media room next to it. It seats 12 and comes with full kitchen appliances. The larger function room is 742sqft and closer to the pool area. Aside from having 12 seats and full kitchen appliances, additional sofas are provided to accommodate additional guests comfortably. 

Looking at your amenities, it’s as if you’d been listening, anticipating the rhythms of daily life, and providing facilities for it. There is a safe place for kids to run free and indoor options for rainy days so playtime does not get cancelled. And tucked-away corners for morning stretches and quiet contemplation. 

After this bit of searching up information on Google, we realised there’s even more to love.

Being Close to Nature, Green Views

You’re nestled in the quiet Ulu Pandan neighbourhood, with greenery pressing in all sides. Six conserved trees remain on the site, breathing green around you.

We can already see evenings spent strolling with elderly parents or the kids along the Ulu Pandan Park Connector or by the nearby Rail Corridor. For shorter walks, there is the Forest Walk Zone within Nava Grove. Along the winding trail, there is a swing pod and a cocoon pod where we are invited to sit and enjoy the verdant views.

Your towers are built on undulating terrain, with the lowest point being 11m (about three storeys) above Ulu Pandan Road. The natural elevation you sit on means that even the lowest second-storey units are at least 12.6m from the ground (about seven storeys above Ulu Pandan Road) and can enjoy the surrounding treeline of Clementi and Dover Forest.  

For residents who choose a 4-bedroom + study home, they can expect dual facing views. The north-facing side of the home overlooks serene vistas of the wellness pool and Clementi Forest; to the east is the lap pool and the lush landscaping of the neighbouring Pinetree Hill.

Short Drive to MRT Stations 

All that green means your address is a little out of the way. Despite not being within walking distance of an MRT station, living in this part of District 21 remains appealing. Driving to the Orchard Road Shopping Belt and Downtown Area will only take 20minutes. 

With a seven-minute drive or a short bus ride, residents can get to Clementi MRT station. Dover MRT station is a six-minute or 20-minute walk away. With quick access to the East West Line stations, getting around the island is a breeze. 

From Clementi MRT station, residents are two stops from Buona Vista MRT station (Circle Line, East West Line); seven stops from Outram Park MRT station (East West Line, North-east Line, Thomson-East Coast Line); nine stops from Raffles Place MRT station (East West Line, North South Line). Furthermore, the future Maju MRT station (Cross Island Line) is in the works. It will be completed in 2032, providing residents with even more public transport options. 

Close to Choice Schools and Amenities

The Clementi Mall, The Star Vista, and One Holland Village are all under a ten-minute car ride from Nava Grove. Ghim Moh Market and Clementi 448 Food Centre are also nearby, when we are craving local food.

And Nava Grove, you’re the exact kind of home that makes school runs shorter and choices longer. It’s great that the kids have the pick of the litter when it comes to attending reputable schools in the neighbourhood. Within 1km sit Henry Park Primary School and Pei Tong Primary School. Nan Hua Primary School isn’t too far off either. 

When they are older, they can attend tertiary institutions such as the National University of Singapore (NUS), Singapore Polytechnic, and the School of Science and Technology, which are practically in Nava Grove’s backyard.

I made an online appointment via the Nava Grove website to visit the showroom. Driving to the actual project site at the end of Pine Grove Road helped us imagine what it would be like having an address in a tranquil neighbourhood.
