Upcoming Executive Condo (EC) sites in 2025/2026, Which new EC should you go for?

With condo resale prices increasing, homebuyers may want to consider executive condominiums as one of the most coveted properties to upgrade to. This hybrid type of housing remains popular among homebuyers. Known for their value and quality, ECs offer both luxury and affordability, making them a prime choice for many.

EC is a hot favourite, especially among HDB upgraders. Current homeowners who are nearing completion of their MOP and looking to sell their BTO flats must set their eyes to the new EC launches. Another attractive reason to upgrade to an EC is that the ABSD does not need to be paid upfront, even if you purchase it before selling your flat.

New Executive Condominiums (ECs) with unsold units in 2025

So far in 2025, two executive condominiums (ECs) have hit the market. Aurelle of Tampines led the year’s launches in March, moving an impressive 682 out of 760 units (around 90%) at an average of S$1,766 psf. This was followed by Otto Place in July, which saw a healthy launch-day take-up of 58.5%, with units transacting at an average of S$1,700 psf.

A check on URA Realis shows that as of July 2025, fewer than 250 EC units remain unsold across recent projects:

It’s worth noting that these figures were recorded before second-timer sales at Otto Place kicked in mid-August. By 19 August, over 180 more units had already been taken up. This means the availability of new EC units across the market is reduced to around 50 units only as of August 2025.

Do note that if you own a private property, eg. a condo, you’ll need to sell it at least 30 months before you can buy a new launch EC. Meanwhile, if you own an HDB flat, you have to sell it within six months after you get the keys to your new EC.

Lumina Grand caters to the EC demand in Bukit Batok, with very few units left in the open market. Other than its location, which is within a 1 km radius of ACS Tengah, Lumina Grand is attractive because of the luxurious fittings, differentiating it from other properties of its class. CDL, as the developer, ensures the living quality offered in this Bukit Batok EC.

Le Quest Shopping Mall will be a short 3-minute walk from Lumina Grand. Moreover, bigger malls like West Mall are still within walking distance. The Pan-Island Expressway (PIE), connecting residents to Singapore’s central and eastern regions, is within a 5-minute drive. Residents can also take a 4-minute bus ride to the Bukit Batok MRT station.

The new EC development in Bukit Batok, along with the soon-to-be-completed HDB projects West Scape, West Hill, and West Plains, creates a demographic of young families and couples in District 23. This would appeal to those who prefer living in a “youthful” neighbourhood instead of an older one.


Aurelle of Tampines

District 18

Location: Tampines St 62

Price PSF (indicative): S$1,409 ~ S$2,150

Aurelle of Tampines EC is the second executive condominium set to launch in Tampines North. On the first day of sales, the project achieved a remarkable 90% take-up rate, with 682 out of 760 units sold at an average price of S$1,766 psf. Aurelle of Tampines attracted strong interest from first-time homebuyers and second-timers, with all 4- and 5-bedroom units completely sold out.

Shopping malls

The upcoming mixed-use integrated development PARKTOWN will serve residents of Tampines North, providing an array of retail and dining facilities. Tampines Central boasts 3 shopping malls – Tampines Mall, Tampines 1 and Century Square. Additionally, Aurelle of Tampines’s proximity to the Pasir Ris area grants future residents more vibrant dining options.

Schools

Aurelle of Tampines EC has a favourable address when it comes to child education. Eleven primary schools can be found within a 1-2 km radius of the development, providing extensive options during the P1 balloting exercise.

Drivers can access other parts of Singapore via several major roads and highways near the site, such as Tampines Avenue 10, Tampines Expressway (TPE), Pan Island Expressway (PIE) and the East Coast Parkway (ECP).


Novo Place

Novo Place by Hoi Hup Realty and Sunway Developments marks the second executive condominium unveiled in the up-and-coming Tengah estate, following the remarkable sell-out success of Copen Grand EC in 2022. On launch day (November 16, 2024), Novo Place sold 57% or 286 of its total units, averaging S$1,654 psf.

Located in a tranquil living environment dubbed as Singapore’s first ‘Forest Town’, Novo Place is expected to have a high potential for growth and investment. Many exciting new developments can be found nearby, including Tengah Park MRT Station on the Jurong Region Line, which is located only 500m away from the EC.

Schools

Novo Place EC launch in 2024 is highly anticipated because of its proximity to numerous renowned schools, making it attractive among families and young couples who want to make early preparations for their children’s education. There are 13 primary schools within a 1-2 km radius of Novo Place by 2031, including:

Le Quest Shopping Mall is the nearest existing shopping mall, around a kilometre away from Novo Place. West Mall, another major shopping mall in Bukit Batok, is a 10-minute drive away. If you’re looking for more retail options, Jurong East, which is a quick train ride from Novo Place, has popular shopping destinations like Jem, Westgate, IMM, and JCube.

As part of the new Tengah development, Plantation Close is expected to see a burgeoning of food joints and casual dining options. While specific outlets are yet to be announced, the area will likely cater to a broad palette, featuring both local delights and international cuisines.

Connectivity

Novo Place EC is located near Tengah Park MRT (500m) on the Jurong Region Line (JRL). Slated to open in stages from 2027 to 2029, the JRL will solely serve the west of Singapore, connecting residents to key employment hubs such as Jurong Innovation District (JID), Jurong Lake District (JLD), and Tuas Port.

Those who drive will find an easy link to the Pan Island Expressway (PIE) by 2027, taking them to various parts of Singapore. Drivers can also use the Kranji Expressway (KJE) to head to Jurong, Bukit Panjang, and Choa Chu Kang. 


Otto Place

District 24

Location: Plantation Close

Launch date: 19 July 2025

Number of units: 600

Price PSF (indicative): S$1,320 ~ S$1,832

Adjacent to Novo Place, Otto Place is developed by the same JV of Hoi Hup Realty and Sunway. A notable bid of S$423.38 million, equivalent to S$701 psf ppr, won the site tender on Feb 14, 2024. It marked a record high for EC land, smashing the previous record held by Novo Place (S$703 psf ppr).

This expansive 215,691-sqft Otto Place holds 600 EC units with a 99-year lease tenure. When Otto Place EC was first launched in July 2025, the development saw an impressive response, with 351 out of its 600 units taken up on launch day. As of mid-August, when the sales booking was opened for second-timers, the overall take-up rate increased to 91%. These fast-moving units show how much demand is flowing into Tengah EC projects.

Otto Place will, of course, share the same localities with the next-door Novo Place, including the up-and-coming Tengah estate developments and the existing ones, such as the nearby Westgate, IMM, and renowned educational institutions.


Upcoming ECs to look forward to in 2026

With only a handful of unsold EC units left on the market, choices for buyers are becoming quite limited. But if none of the current projects appeal to you, there’s no need to worry — more supply is on the way.

Following Otto Place, several much-anticipated EC launches are slated for late 2025 and 2026. On top of that, the 2H2025 GLS Programme has released two additional EC sites, set to bring about 990 new units. Altogether, this pushes the upcoming EC pipeline to an estimated 3,240 new units in the near future.

Jalan Loyang Besar EC

District 18

Location: Jalan Loyang Besar

Nestled in a prime location in District 18, Jalan Loyang Besar EC offers residents a tranquil seaside retreat while providing easy access to urban conveniences. Future residents will experience the charm of beachfront living, enhanced by a host of amenities at Downtown East just across the road and seamless connectivity provided by Pasir Ris MRT Station.

The 99-year Jalan Loyang Besar EC site spans 28,405.5 sqm and will yield approximately 710 residential units. The JV between CNQC Realty, Forsea Residence, and ZACD Laserblue won the site tender for this new EC in Pasir Ris and is expected to launch it in early 2026.

Jalan Loyang Besar EC is highly anticipated because there’s likely a pent-up demand for ECs in Pasir Ris, considering that the last EC launch in the area was Sea Horizon in 2013. 

Shopping malls

Downtown East is literally across the road from this upcoming EC project. Downtown East, a popular family destination, boasts a range of attractions, including Wild Wild Wet water park, E!Hub entertainment complex, and numerous dining establishments. 

Other major malls include the White Sands Mall, featuring anchor tenants like FairPrice, Popular Bookstore, and Watsons, ensuring that all your daily needs are met.

Major expressways such as the Tampines Expressway (TPE) and Pan Island Expressway (PIE) are easily accessible, ensuring smooth and efficient travel across the island for drivers.


Tampines Street 95 EC

The upcoming Tampines Street 95 new launch EC represents a significant milestone as the first private residential development in Tampines West, a predominantly public housing area. Under the 2H 2023 Government Land Sales (GLS) program’s Reserve List, the Tampines Street 95 EC site spans 242,014 sq ft and holds the potential of 560 residential units.

Many reputable schools are found near Tampines Street 95 EC, such as Temasek Poly, which is located just a quick walk away from the development. For the P1 registration, the upcoming EC has at least 4 primary schools within 1km and 10 primary schools within 1-2km. It makes Tampines St 95 an ideal location for families.

The tender for Woodlands Drive 17 EC site attracted five bids when it closed on 5 August 2025, with the highest offer of S$360.9 million coming from CDL Divine Pte. Ltd. This works out to around S$782 psf ppr, based on its maximum GFA of 42,853 sqm. With an estimated 420 units, the upcoming EC at Woodlands Drive 17 is just a short walk from Woodlands South MRT station on the Thomson-East Coast Line (TEL).

What to expect from this upcoming Woodlands South EC?

What sets this upcoming Woodland South EC apart is its integration with the broader “Wellness District” planning vision under URA and HDB. The project will be closely linked to the Woodlands Healing Garden, a therapeutic green space developed by NParks, and connected to the Woodlands Park Connector Network.

Tender documents stipulate that this upcoming EC must incorporate wellness-driven design features, such as greenery-focused buffers, calming communal areas, and car-lite planning principles. Units facing the park may offer garden views, which could become a key marketing angle. On top of that, an Early Childhood Development Centre (ECDC) is also expected within the project, reinforcing the family-friendly nature of this new Woodlands Drive EC.

Accessibility is another strength: Woodlands South MRT is within walking distance, and major developments like the Woodlands Health Campus and North Coast Innovation Corridor are set to bring jobs and infrastructure upgrades to the area. These factors will appeal to both owner-occupiers and long-term investors.

As for educational facilities, there are three primary schools within a 1km radius. These include Innova Primary School, Woodgrove Primary School, and Woodlands Ring Primary School.

Further down Woodlands Drive 17 is another EC site that is scheduled for launch in October 2025 under the 2H2025 GLS Programme. This second EC plot is projected to yield about 560 homes.

Senja Close EC

Upcoming Senja Close EC to attract strong interest with around 295 new homes

District 23

Location: Senja Close

Located in the mature town of Bukit Panjang, the upcoming Senja Close EC is set to offer around 295 new units. The GLS tender, which closed on 5 August 2025, drew a top bid of S$252.9 million submitted by CDL Constellation Pte. Ltd. That works out to approximately S$771 psf ppr, based on the site’s maximum Gross Floor Area (GFA) of 30,478 sqm.

With a relatively small plot, the new Senja Close EC may appeal to buyers seeking a quieter, less dense living environment compared to mega-projects elsewhere. Adding to the appeal, Bukit Panjang hasn’t seen a new EC in over a decade; the last one was Blossom Residences, launched in 2011.

What to expect from this upcoming Senja Close EC?

What’s worth noting from this EC project is that it will be adjacent to a proposed Chinese temple. So developers will likely introduce buffer zones (such as green landscaping or car park structures) to ensure sufficient separation. Additionally, there will be a childcare centre to support young families.

Senja Close EC sits a short walk from Jelapang LRT, which connects to the Downtown Line (DTL) via Bukit Panjang MRT. While it doesn’t have direct MRT access, the connectivity is practical, especially for buyers familiar with the area.

Amenities are within easy reach: Senja Hawker Centre, Sheng Siong, and Greenridge Shopping Centre are nearby, while malls like Hillion, Junction 10, and Bukit Panjang Plaza are just a few LRT stops away. Primary schools within a kilometre radius include Greenridge, Teck Whye, West Spring, and West View Primary School.
