A 4-room flat within Clementi Crest at 445B Clementi Avenue 3 was recently sold for S$1.3 million (S$1,299 psf), setting a new record for Clementi’s resale market. This sale surpassed the previous high of S$1.281 million (S$1,280 psf), achieved just last month by another 4-room flat in the same block.

The latest record-breaking unit sits on the 34th to 36th storeys, while the previous one was slightly lower, between the 25th and 27th floors. Both flats share the same floor area of 1,001 sqft and a typical 4-room layout that includes an en-suite master bedroom, two additional bedrooms, a common bathroom, and a service yard connected to the kitchen.
Comprising two 40-storey blocks housing 385 flats, Clementi Crest offers a mix of 4-room and 5-room units, supported by family-friendly amenities such as a playground, fitness corner, childcare centre and a multi-storey car park topped with a rooftop garden.

At present, the average 4-room resale price in Clementi stands around S$866 psf, while Clementi Crest averages about S$1,298 psf based on Q4 2025 transactions — roughly 33% higher. Since the start of its resale eligibility in late Q2 2025, Clementi Crest’s prices have already climbed more than 10%.

Before its MOP, the town’s highest 4-room transaction was S$1.16 million at Clementi Towers (May 2025). Just two months later, Clementi Crest already surpassed that by S$120,000, showing how newer, premium flats in mature estates are reshaping resale benchmarks.
