Lentor Central, Kallang Close, Dunearn Road: URA launches last 3 condo sites in 2025

The Urban Redevelopment Authority (URA) has released three residential sites at Lentor Central, Kallang Close (previously referred to as Kallang Avenue) and Dunearn Road for sale today under the second half 2025 (2H2025) Government Land Sales (GLS) Programme. 

Together, the sites are expected to add about 1,360 new homes, forming the last batch of the 4,725 units scheduled for launch in the 2H2025 Confirmed List. The tenders for the Lentor Central, Kallang Close, and Dunearn Road sites will close at 12 noon on 3 March 2026, 7 April 2026, and 28 April 2026, respectively.

Lentor Central: 8th condo in the Lentor area

The Lentor precinct is in the midst of a major transformation, and this new plot marks the latest addition to a fast-growing cluster of launches that began in 2022. Located at the quieter end of Lentor Central, the site covers about 1.59 hectares and carries a plot ratio of 3.0, giving it the capacity for roughly 560 homes.

With unsold stock in the area now down to around 100 units, demand should remain healthy — especially with the project’s quicker access to Lentor MRT. Besides being just a short walk from the Thomson–East Coast Line, the site also sits near well-regarded schools, most notably Anderson Primary School, which is one kilometre away.

Lentor was, for decades, a peaceful enclave of landed homes such as those along Florissa Drive. That character is changing quickly as developments like Lentor Modern, Lentor Mansion and Lentor Central Residences reshape the neighbourhood into a livelier residential node.

Current amenities are still sparse, but that will shift once integrated projects like Lentor Modern open their commercial components. By the time this new development is ready, residents will likely enjoy a more complete spread of retail and services nearby.

With so many launches clustered in one area, differentiation will come down to unit layouts, facilities, and pricing rather than location. Most sites across Lentor share broadly similar attributes, so the finer details of the project will be key to its performance.

Kallang Close: Waterfront site near Kallang MRT

Set along the Kallang River near its junction with Boon Keng Road, this 1.14-hectare parcel is slated for around 470 homes. It was previously known as the Kallang Avenue plot, where early plans hinted at a small commercial component. When URA officially released the site in December, those details were clarified, confirming that it will be a purely residential development.

What makes it stand out is its proximity to Kallang MRT — just about 400 metres away — making it the first GLS site directly in this radius. Other than the East–West Line, the Downtown Line is also within reach via Bendemeer MRT.

Everyday amenities are close by. Future residents can head towards Aperia Mall near Boon Keng or walk towards the popular food stretch along Sims Avenue and Geylang. The riverfront setting adds a pleasant backdrop, though the presence of Kallang Trivista HDB on the opposite bank means the view will not be completely open.

Overall, the plot strikes a strong balance between convenience and value. While Kallang may not fall into the ultra-prime category, it is a mature, well-connected city-fringe district with excellent walkability and little land left for large-scale redevelopment. These qualities tend to support long-term appeal. The site also sits in a prime position to benefit from the wider rejuvenation taking place under the Kallang Alive masterplan.

The only notable limitation is the small number of primary schools within the immediate radius. Bendemeer Primary is the nearest option, although it remains to be seen whether the eventual postal code will fall within the one-kilometre priority zone. The surrounding light industrial buildings are part of the area’s landscape, though they are generally low-impact and not the type that create noticeable noise or pollution.

Dunearn Road: 15,000 sqft of commercial space

Located at the fringe of the upcoming Bukit Timah Turf City estate, this 1.9-hectare parcel is poised to deliver around 330 homes together with roughly 15,000 square feet of commercial space. The site sits within a quiet, low-density enclave, and is about 700 metres from Sixth Avenue MRT on the Downtown Line.

For daily needs and broader retail options, most will likely travel to Beauty World, just two stops away from Sixth Avenue. A small cluster of eateries can be found across the overhead bridge near Cherry Avenue, but the wider neighbourhood retains a quiet, landed-area character. The upcoming commercial space within the development may help address some day-to-day needs once completed.

This land parcel is also adjacent to another site sold in June as part of the same Bukit Timah Turf City masterplan. That earlier tender drew nine bids and achieved a top price of about S$491.5 million, or around S$1,410 psf ppr. With developers already signalling strong interest in the area, the neighbouring plot is expected to draw similar attention.

The Dunearn Road site is ideal for those who value the calm and privacy of a landed enclave while still wanting the convenience of MRT access. The trade-offs include the lack of Primary schools within one kilometre. However, popular schools such as Methodist Girls’ School, Nanyang Primary, Pei Hwa Presbyterian, and Raffles Girls’ Primary are within a 1-2km radius.

HDB to release Miltonia Close EC site in December

On the Executive Condominium (EC) segment, HDB is expected to launch the Miltonia Close plot this December. This will be the last EC parcel under the 2025 GLS Programme. Set in a quieter pocket of Yishun near Lower Seletar Reservoir and Orchid Country Club, the 1.54-hectare plot is estimated to yield about 430 units. Its location places it among the closest EC sites to a nature reserve, giving it a distinct appeal compared to more urban launches.

Khatib MRT on the North–South Line is the nearest station, although residents will likely need a bus connection to reach it. The location tends to favour drivers better, with fast access to the SLE and short drives to Junction 9 or Northpoint City. For day-to-day needs, nearby HDB clusters provide essentials such as minimarts, coffee shops, and small family eateries.

Overall, the final stretch of the 2025 GLS Programme brings together a well-rounded mix of sites. Lentor continues to anchor the mid-density suburban segment, while Bukit Timah offers a quieter, low-density environment close to top schools. Kallang introduces a new private condo option with strong connectivity, and Miltonia Close adds a nature-focused EC choice near Lower Seletar Reservoir.

Taken together, these launches cater to a wide range of buyer profiles and set the stage for another active and varied year in the new home market.
