A new price milestone has emerged in Toa Payoh. One of Bidadari’s most sought-after projects has just recorded the estate’s first 4-room resale flat to cross the S$1.3 million mark. It signals how quickly prices in this young neighbourhood have climbed since the units began reaching MOP.

The most expensive 4-room resale in Toa Payoh
A 4-room flat at 115C Alkaff Crescent has become Toa Payoh’s newest headline sale. In early December, it changed hands for S$1.32 million, which works out to S$1,264 per square foot (psf). No other 4-room flat in the town has reached this level yet, whether in total price or on a psf basis.
Sitting on a high floor of the 17-storey development, this record-setting flat is part of Alkaff LakeView. It offers about 94 years of lease, a strong draw for buyers who want a “brand-new” home from the HDB resale market.

Measuring 1,044 sqft, the 4-room flat features an en-suite master bedroom, two additional bedrooms, a common bathroom, and a spacious living/dining area. The kitchen links to a service yard, which offers added utility for households with regular laundry needs.
Even with the S$1.32 million price tag, this sale does not top the national chart for 4-room flats. That record still goes to a unit at The Pinnacle @ Duxton. The 1,012-sqft flat at Cantonment Road fetched S$1.518 million in March. It sits on the top floor of the 50-storey development and has about 85 years left on its lease.

Newly MOP-ed Alkaff LakeView continues to set new records

Alkaff LakeView is one of the early Bidadari HDB projects within Toa Payoh. The development consists of 3 residential blocks, housing a total of 531 homes that feature a mix of 3-room and 4-room flats. It came onto the scene through the November 2015 Build-To-Order (BTO) launch, which means many owners reached their MOP only this year and have just started entering the resale market.
Once these units began appearing for resale, Alkaff LakeView quickly built a streak of record-setting prices. The latest S$1.32 million sale for a 4-room flat overtook the S$1.27 million transaction recorded just a month earlier in the same block. Before that, a 4-room unit at Block 118A changed hands for S$1.259 million in February. Together, these three sales now round up the top 3 transactions of 4-room HDB flats in Toa Payoh.

Almost the priciest 3-room flat in Singapore
Alkaff LakeView is not only setting new highs for 4-room flats. Its 3-room units are also pushing the limits. A recent resale at S$930,000 has become the most expensive 3-room in Toa Payoh to date. The 764-sqft flat was sold in October 2025, and its price works out to about S$1,217 psf. That is almost twice the average psf for 3-room resale flats in Toa Payoh, which sits around S$660 psf this year.
This sale also marks the second time a 3-room flat in the estate has crossed the S$900,000 mark. The first did so in July 2025, when another unit changed hands for S$920,000.

At S$930,000, it’s easy to assume that this Bidadari flat now holds the national record for 3-room resale prices — but it falls just short. The current title remains with a unit at SkyParc @ Dawson in Queenstown, which sold for S$935,000 in April 2025.
Notably, before that Dawson resale, a 3-room unit at Alkaff LakeView briefly held the national title. With the latest transaction now only S$5,000 behind the national high, it would not be surprising if another sale from the project takes the lead again.

Location highlights: What’s around the area?
This part of Bidadari drew overwhelming interest during the 2015 BTO launch. It was among the most oversubscribed thanks to its highly convenient location. Woodleigh MRT on the North-East Line is a 4-minute walk away, and Woodleigh Mall sits right beside the station for groceries, dining and daily errands. Serangoon MRT and NEX are only one stop away, so residents have quick access to a major suburban mall.
For everyday needs, the commercial block at 115B offers eateries and useful neighbourhood shops. On top of that, Woodleigh Village Hawker Centre sits about 5 minutes away, giving residents plenty of food options without needing to travel far.
Families looking at the area have several schools to choose from. Within a kilometre are Cedar Primary, Maris Stella High (Primary), and St Andrew’s Junior School. Within 1-2km, the list widens to include Bendemeer Primary, Canossa Catholic Primary, First Toa Payoh Primary, Paya Lebar Methodist Girls’ (Primary), Pei Chun Public School, St Gabriel’s Primary and Yangzheng Primary.
Nature is also a major part of the neighbourhood’s appeal. Bidadari Park sits right next door, with Alkaff Lake, a scenic 700-metre Heritage Walk and connections to five different Nature Ways. It adds a calm, green buffer to the area and gives residents an easy space for morning walks, jogs, or cycling.
What prospective buyers should keep in mind
Alkaff LakeView has only just entered the resale market, and prices have climbed steadily with each new transaction. Every few months, a fresh benchmark is set, and the pace suggests that another all-time high for a 4-room flat may not be far off.
Its neighbour, Alkaff CourtView, also reached MOP this year, adding more supply to the Bidadari resale pool. Several 4-room flats there have changed hands at around S$1.2 million, which places them close to LakeView’s record-setting prices. Together, these two projects are shaping the early resale landscape for the entire estate.
Even so, buyers shouldn’t assume that million-dollar flats are the norm in Bidadari. As more blocks hit their MOP in the coming years, the increased supply may ease price momentum and introduce more options at different price points.
For now, those considering Alkaff LakeView will find that the lowest-priced 4-room listing on 99.co currently sits at S$949,999 — a reminder that entry prices still vary depending on floor level, facing and overall condition.
