As of December 2025, the EC market has very limited unsold stock from earlier launches. Aurelle of Tampines sold out within a month of its March 2025 launch. Otto Place, which launched in July 2025, has about 10 units left, while even older EC projects now have only negligible remaining inventory.

New EC supply remains tight after the launch of Coastal Cabana in early January. The project moved 498 of its 748 units on launch day, and at the time of writing, only about 30% of the project, or roughly 200 units, remains available.

New launch ECs to look forward to in 2026/2027

Following the launch of Coastal Cabana, attention is shifting to the next batch of executive condos expected in 2026. Several projects are already lined up, and the pipeline has grown further with the release of two additional EC plots under the 1H2026 GLS Programme. These two sites alone are expected to contribute about 635 more units, bringing the confirmed EC supply for 2026/2027 to nearly 4,000 units.

Homebuyers can expect at least five EC developments to enter the market this year, with several more sites still awaiting tender and eventual developer acquisition. Most of these upcoming EC launches are concentrated in the northern region, while a smaller number are expected in the east and west.

First Pasir Ris EC in over a decade, Coastal Cabana starts from S$1,639 psf

Developed by Qingjian Realty and Forsea Holdings, the 748-unit seafront EC caters mostly to the upgrader segment — HDB families looking for improved facilities, a better living environment, and a smoother transition into condo living without moving away from familiar schools, parents, or support networks.

Set along Jalan Loyang Besar, the development holds one of Pasir Ris’ most enviable lifestyle locations. It offers proximity to the sea, a major park, an active leisure hub, and public transport. Residents will be just steps from Downtown East, placing dining, entertainment, supermarkets, childcare options and recreational offerings within effortless reach.

CDL’s upcoming EC at Woodlands Drive 17 marks a new chapter for the Woodlands South precinct. Acquired in August 2025 at a land rate of S$782 psf ppr, the site introduces the first EC along this stretch of Woodlands Drive 17 — there’s a second EC plot nearby, later awarded to Sim Lian. With an estimated 420 homes, the project sits within a short walk of Woodlands South MRT on the Thomson–East Coast Line.

The new EC forms part of the wider Wellness District envisioned by URA and HDB, where health, greenery, and daily living come together. It will be closely linked to the Woodlands Healing Garden, a purpose-built therapeutic park by NParks, and connect seamlessly to the Woodlands Park Connector Network. This places nature not as a backdrop, but as a central feature of everyday life.

Planning guideline indicates a wellness-led design principle for the upcoming Woodlands Drive EC, with lush landscape buffers, calmer shared spaces, and a car-lite layout that prioritises walkability. Homes facing the park may enjoy open green views, which could become a defining feature for buyers.

Families will also find comfort in the strong school network. Innova Primary School, Woodgrove Primary School, and Woodlands Ring Primary School all sit within a 1km radius, reinforcing the project’s positioning as a practical and family-oriented upgrade option in the north. Senja Close EC

Upcoming Senja Close EC to attract strong interest with around 295 new homes

CDL is also set to bring a new EC to Senja Close, having secured the site at the same tender exercise as the first Woodlands Drive EC plot. The site is relatively compact, with room for about 295 homes. This smaller scale may appeal to buyers who prefer a quieter, lower-density setting rather than large, multi-block developments. Its timing also works in its favour. Bukit Panjang has not seen a new EC launch in more than ten years, with Blossom Residences in 2011 being the last.

One point to note is the site’s adjacency to a proposed Chinese temple. To address this, CDL is likely to introduce thoughtful buffer treatments, such as landscaped green zones or car park structures, to create adequate separation and privacy. The inclusion of a childcare centre within the development also reinforces its family-oriented positioning.

Senja Close EC sits within walking distance of Jelapang LRT, which links residents to the Downtown Line via Bukit Panjang MRT. While it does not offer direct MRT access, the LRT connection remains practical, especially for buyers already familiar with Bukit Panjang’s transport network.

Daily conveniences are close at hand. Senja Hawker Centre, Sheng Siong, and Greenridge Shopping Centre serve everyday needs, while Hillion Mall, Junction 10, and Bukit Panjang Plaza are just a few LRT stops away. Sembawang Road EC

Oriental Pacific Holdings, previously known as JBE Holdings, clinched the Sembawang Road EC site in September 2025 with the top bid of S$198 million, translating to a land rate of S$692 psf ppr. The 204,170 sqft plot carries a modest plot ratio of 1.4 and is expected to accommodate about 265 homes, pointing towards a lower-density development by EC standards.

The site stands out for its surroundings. Flanked by a landed housing enclave and a waterway, it paves the way for what could become Singapore’s first low-rise EC. While the location depends more on bus services to connect residents to MRT stations such as Yishun and Canberra, it offers a quieter, more private living environment. This setting may resonate with buyers who value tranquillity and space, especially HDB upgraders from nearby neighbourhoods who prefer a calmer pace over doorstep rail access.

Market watchers expect the project to launch in late 2026 or early 2027, with indicative prices projected to exceed S$1,700 psf. Despite that, it remains competitively positioned against recent EC launches. At S$692 psf ppr, it marked the first EC GLS site since September 2022 to attract a top bid below the S$700 psf ppr mark. The previous case was Lumina Grand in Bukit Batok, awarded to CDL at S$626 psf ppr, which later launched in January 2025 at an average price of S$1,464 psf and saw strong take-up.


Woodlands Drive 17 EC (2H2025)

Like the first site, the second EC plot along Woodlands Drive 17 also sits beside the Woodlands Health Campus, placing healthcare facilities right at residents’ doorstep. A key highlight is the sheltered pedestrian link that will connect the development directly to Woodlands South MRT Station (Exit 5), offering seamless and weather-protected access to the Thomson–East Coast Line.

Developed by Sim Lian Group, this second Woodlands Drive 17 EC is expected to house about 560 homes and will cater to modern family living. The design leans towards a nature-led concept, with landscaped gardens, fitness decks, and communal pavilions woven into the estate to encourage both everyday relaxation and social interaction. Beyond the development, the precinct will feature wider cycling paths and barrier-free walkways, supporting an active and inclusive lifestyle.

Its immediate surroundings also shape the design approach. With the Woodlands Health Campus and Sembawang Airbase nearby, noise management forms a core planning requirement. The project will need to adopt acoustic measures, greenery buffers, and careful building orientation to maintain a peaceful atmosphere. These considerations should result in a calm residential environment, without sacrificing proximity to transport, healthcare, and green corridors.

Together, the two EC launches at Woodlands Drive 17 play an important role in easing the long-standing shortage of new EC homes in the north. With limited alternatives in the area, demand is likely to be strong, particularly among young families and first-time buyers seeking a higher-quality home that remains within reach.


Miltonia Close EC

HDB released the Miltonia Close EC site for sale on 23 December 2025, with the GLS tender closing on 14 April 2026. This future EC in Yishun is expected to enter the new launch market in 2027, offering about 430 homes. It will enter the market at a time when available stock has become non-existent across the town, following the full take-up of North Gaia.

A key draw of Miltonia Close EC lies in its longer-term potential. The site sits beside Orchid Country Club, earmarked for residential use under the URA Master Plan 2025. As the first development next to this future housing precinct, the Miltonia Close EC will act as an early anchor in what could become a renewed residential district. Such early phases often benefit as infrastructure, amenities, and public spaces gradually take shape around them.

In terms of living environment, the project offers open views towards Lower Seletar Reservoir and the surrounding greenery. This setting appeals to buyers who value space and nature. However, the trade-off comes in the form of transport convenience. Khatib MRT is about six bus stops away, but direct bus services help keep daily commuting manageable. Everyday amenities and eateries also remain within reasonable reach.

This quieter, scenic setting will resonate with families who place lifestyle quality above doorstep MRT access. The presence of established schools within a 2km radius, such as Naval Base Primary School, Northland Primary School, and Chung Cheng High School, further supports its appeal for households planning for the years ahead.

Upcoming EC sites in 2026 (1H2026 GLS Programme)

Under the 1H2026 GLS Programme, two EC sites have been placed on the Confirmed List. These are the Canberra Drive and Sembawang Drive plots, which HDB is set to release in May and June 2026, respectively. For homebuyers tracking upcoming EC options in the north, these two sites will likely offer different living experiences.

The Canberra Drive site benefits from a higher concentration of amenities within a 500-metre radius. Key conveniences such as Canberra MRT station, Bukit Canberra Swimming Complex, Jalan Sendudok Park and Sembawang Shopping Centre are all close by, supporting everyday needs and lifestyle activities. For families, Sembawang Primary School and Wellington Primary School are also located within a 1km radius, adding to the project’s appeal as a family-friendly residential option.

In comparison, the Sembawang Drive site offers fewer amenities within walking distance. Sembawang MRT station is located more than 1km away, while Sun Plaza, Sembawang Mart and Bukit Canberra Hawker Centre are also roughly 1km from the site. That said, the site does have its strengths, particularly in terms of schooling options.

Within a 1km radius, there are four schools, including Canberra Primary School, Endeavour Primary School, Northoaks Primary School and Canberra Secondary School, which may appeal to households prioritising access to education. Additionally, the plot is located right next to the Sembawang River and the park connector — a major draw for those who prefer a tranquil environment.
