HDB to launch 3,294 Shorter Waiting Time flats in these four October 2025 projects

The October BTO launch is right around the corner, and HDB has just shared more details about what you can expect. This round will be an especially appealing one if you’ve been hoping to move in sooner rather than later. About 3,300 flats in this exercise will come with shorter waiting times of under three years, giving buyers more opportunities to move into their new homes sooner.

Overview of the October 2025 BTO launch

In total, around 9,100 Build-To-Order (BTO) flats will be up for grabs in October 2025. Out of these, 3,294 flats will fall under the Shorter Waiting Time (SWT) category. This means more than a third of all the units launched will be ready in less than three years.

With these new additions, the total number of SWT flats launched in 2025 will reach 4,690 units, already surpassing HDB’s earlier goal of 4,500 for the year.

Looking ahead, you can expect this trend to continue. Over the next two years, HDB plans to roll out about 4,000 SWT flats each year. This move aims to help buyers – especially those with more urgent housing needs, move into their homes sooner while ensuring a good range of choices across different towns.

Projects offering SWT flats in the October 2025 launch

Four projects across Bedok, Sengkang, and Yishun will feature Shorter Waiting Time flats. These developments will offer a mix of 2-room Flexi units, 3Gen flats designed for multi-generational families, and Community Care Apartments (CCAs) tailored for seniors. The four SWT projects are:

Yishun Glade

Located along Yishun Street 31 and Yishun Ring Road, Yishun Glade will feature four 15-storey residential blocks housing 569 flats. These include a mix of 2-room Flexi and 4-room units, with an estimated waiting time of just 2 years and 7 months.

Drawing inspiration from the nearby Sungei Khatib Bongsu Mangrove, the project will be surrounded by lush greenery that blends with its natural environment. Within the development, you’ll find children’s playgrounds, fitness stations, and a rooftop garden. At its centre, a therapeutic garden will offer residents a peaceful green space to relax. A senior care centre will also be located within the estate.

Everyday conveniences are close by, with Junction 9, Yishun Mall, and a variety of dining and retail options just minutes away. Nature lovers will appreciate the Khatib Bongsu Park Connector, which links directly to Yishun Pond Park, offering a pleasant route for walking or cycling. With Yishun MRT station and several bus services nearby, residents can also look forward to smooth connectivity within Yishun and to other parts of Singapore.

This October BTO will also feature the first projects in both Mount Pleasant as well as Berlayar estate. 

Chencharu Grove

Not far from Yishun Glade, Chencharu Grove will sit along Bah Soon Pah Road and Chencharu Link. This project will consist of six residential blocks with 826 flats, ranging from 2-room Flexi to 5-room units, and will also have a waiting time of around 2 years and 7 months.

The design of Chencharu Grove takes cues from the area’s agricultural roots. Greenery will be woven throughout the development, creating a calm and inviting environment. You’ll find fitness corners, children’s playgrounds, a communal garden, and a preschool within the estate.

Nearby, you’ll have access to plenty of dining and shopping choices at Khatib Central, Wisteria Mall, Northpoint City, and Yishun Park Hawker Centre. In the near future, a mixed-use integrated development nearby will also bring a hawker centre, more retail shops, and a bus interchange connected to Khatib MRT Station on the North-South Line.

An additional highlight of this project is a 418-unit Single Room Shared Facilities (SRSF) public rental block. Once ready, this block will take over from the current pilot site at the former Anderson Junior College hostel in Ang Mo Kio Avenue 8, which is only meant for interim use.

 

Fernvale Plains

Over in Sengkang, Fernvale Plains will rise between Fernvale Drive, Fernvale Link, and Fernvale Street. This project will consist of five residential blocks, standing between 23 and 26 storeys, and will include a rental block. In total, there will be 830 flats, from 2-room Flexi to 5-room units, plus 207 CCAs. The waiting time here is expected to be about 2 years and 8 months.

This will be the fifth CCA project to be launched, and notably, the only one for 2025. If you’re a senior planning to right-size, you may be eligible for the enhanced Silver Housing Bonus (SHB) of up to S$40,000 when it takes effect in December 2025.

Within Fernvale Plains, you’ll find two gardens catering to residents of all ages. There will be playgrounds for children, fitness stations for active adults, and a hardcourt for recreation. A rooftop garden will also provide a peaceful place to unwind, and a preschool will serve families with young children.

Nearby, Seletar Mall, Fernvale Community Club (which includes a hawker centre), and Compass One offer a range of lifestyle conveniences. The area is well-connected by Kupang LRT Station, which links directly to Sengkang MRT/LRT Station and its bus interchange.

 

Ping Yi Court

Finally, over in Bedok, Ping Yi Court will be located along Chai Chee Street. This project will feature five 15-storey residential blocks, offering 862 flats in total. The units will range from 2-room Flexi to 3Gen flats, and you can expect a waiting time of about 2 years and 9 months.

The development will be designed around a courtyard concept, with the residential blocks arranged along the site’s edges. This layout will create a spacious communal area in the centre, making it easier for neighbours to interact and build a sense of community. Inside, you’ll find a preschool, rooftop garden, playgrounds, and fitness stations for daily activities.

Living here means easy access to local amenities like Kaki Bukit 511 Market & Food Centre, Bedok Mall, and Heartbeat@Bedok. The latter combines a community club, library, swimming complex, and sports centre under one roof. Transport connectivity will also be smooth, thanks to Bedok MRT, Kembangan MRT, and several bus routes running along Chai Chee Street.

 

These four projects, Yishun Glade, Chencharu Grove, Fernvale Plains, and Ping Yi Court, make up part of the 9,100 total flats to be launched in the October 2025 BTO exercise.

Other towns included in this launch will be Ang Mo Kio, Bishan, Bukit Merah, Jurong East, and Toa Payoh. More details on each project, including their classification categories, will be released once the sales exercise officially begins.
