The simple reasons are that freehold properties in Singapore are commonly thought of as 1) being yours forever to pass down to generations to come, and 2) usually carry a higher market value/rental yield than their leasehold counterparts.

Thus, many Singaporean property owners have developed an obsession of sorts when selecting their next home. One of their non-negotiable criteria is that it must be a freehold property.

Whether you’re an HDB upgrader on the lookout for a good deal, or someone who is on the hunt for an investment property, here’s a list of freehold condos in Singapore under $1 million.

 

Freehold vs Leasehold Condos in Singapore

Technically, there are three types of condos in Singapore: freehold, 99-year leasehold and 999-year leasehold. For the last option, it’s usually taken to be as good as freehold because well, 999 years is a really long time. For this article, we’ll just focus on the broad categories of freehold (including 999-year) and leasehold.

The most obvious difference is that freehold condos can be held in perpetuity while leasehold condos can only be held for as long as the lease is in effect. In short, there’s a countdown timer that’s slowly ticking down for leasehold condos. This countdown timer could greatly affect the property’s market value.

But it’s not all roses for those who own freehold properties. In fact, some of these perceived benefits of owning a freehold property could even be common misconceptions.

For instance, a freehold condo is likely more expensive than its leasehold counterpart. For a property in a similar location, of a similar size and so on, a freehold condo might be up to 15% more expensive. We’re talking about 6-figure amounts more expensive here.

If you’re not loaded and need to take a bank loan to pay off the (higher) monthly mortgage, that’s an additional financial commitment for you. Not worth it if all you need is a roof above your own head.

And just because the condo is freehold now, doesn’t mean it will remain freehold forever. As we know, Singapore is small and our only constant is change.

Now, with the rapid redevelopment of the island with projects such as the North-South Corridor, new MRT lines like the Thomson-East Coast line and even building more high-rise residential projects for our growing population, your freehold condo might just need to make room for whatever’s coming up.

It might also be subject to en-bloc sales. Sure, you could be compensated for your home, but you’ll need to go through the hassle of finding a new forever home.

Your freehold condo could also fall victim to age, which means you may need to spend more on maintenance and repairs. In addition, with more leasehold condos popping up near malls or MRT stations, your ‘ulu’ freehold property’s value might drop thanks to its less than stellar boondocks location.

Plus, do your tenants even care about your condo’s freehold status? They’re just renting after all — all they’re looking at is price, location and comfort. Imagine you paid 15% higher for a freehold condo; that higher price could affect your rental yield.

VA Residences on Boon Teck Road is smack dab in District 12, in the Rest of Central Region. Living here, you’ll impact the environment less over the span of the building’s freehold tenure. Sure enough, it’s just a 9 minutes’ walk to Toa Payoh MRT station, while the park connector is close by should you choose to travel on 2 wheels.

Easily travel via public transport as Mountbatten MRT Station, Aljunied MRT Station and Dakota MRT Station are all walkable within 1km.

It’s an affordable $665,000 for a 1-bedder, but perhaps the 2-bedroom unit will give you more bang for your buck. Plus, we spotting many units going for an auspicious $888,000 for close to 600 sq ft of space.

15. Trilive

One of the main draws of Trilive, is not just about it being a freehold condo, but it’s family-friendly too. The majority of its units are dual key (all of the 3- and 4-bedroom ones, and most of the 2-bedroom ones), which means you can stay with your parents or in-laws but maintain a level of privacy between both parties while staying in the same home.

Located along Tampines Road in District 19, the development is also less than 10 minutes’ walk to Kovan MRT Station and close to a slew of F&B (pan-fried soup dumplings from Ding Tele, anyone?), shopping (Heartland Mall, Hougang Mall, NEX) and education options (Xinghua Primary School, Yuying Secondary School, Holy Innocents’ Primary School and Serangoon Junior College).
