HDB Room Rentals Under $800 in Singapore for Those on a Budget

Looking for an HDB room for rent but on a tight budget?

Maybe you’re waiting for your BTO flat to be built and need an interim place to stay (one that’s not your in-law’s place!). Or maybe you’re looking for a new place to live (that’s available immediately).

Never fear, below are eight HDB rooms that cost $800 or below per month. As far as HDB room rental prices go, $800 is a pretty good deal! Psst, they’re also all in move-in ready condition!

1. 504 Pasir Ris Street 52

This room on Pasir Ris Street 52 is the perfect place to stay if you’re looking for a neighbourhood where there’s lots to see and do. Located an 11 minute walk from Pasir Ris MRT station, it is just across the road from Pasir Ris Park, which offers scenic sea views and barbecue pits.

It is also within walking distance of an array of sporting and entertainment options, including the Pasir Ris Sport Centre and Downtown East, which is home to Gallop Stable, Wild Wild Wet and more.

Rent costs $700 without air con, but you can also pay $750 if you prefer air con. Light cooking is allowed, and all wifi and utility bills are included in the rent.

2. 491 Admiralty Link

This room at 491 Admiralty Link is located right next door to Jelutung Harbour Park. For some scenic goodness, sea views of the Johor Strait are accessible on foot in about 20 minutes.

The room is particularly well-located for those who work in the nearby Woodlands industrial estate, which is located an easy walking distance away.

The closest shopping facility, Sembawang Mart, is a seven minute walk away, with an NTUC FairPrice outlet and food court. Sembawang MRT station is also a 15 minute walk away.

3. 253 Bukit Batok East Avenue 5

This room is ideal for those who like long walks in nature, as the flat on Bukit Batok East Avenue 5 is located within walking distance of several scenic areas, including Little Guilin and Bukit Batok Town Park.

Bukit Batok MRT station is located a 15 minute walk away, and is clustered with the area’s main shopping mall, West Mall, and other amenities such as Bukit Batok Polyclinic and Bukit Batok Sports Hub.

The Jurong Lake District is one of Singapore’s up and coming areas, and this room enables you to live in the heart of what is soon to become Singapore’s second CBD.

The flat is located within walking distance of Jurong Lake, as well as the Chinese and Japanese Gardens. This scenic area is now home to many amenities such as a skate park, water sports facilities at Passion Wave and a fishing zone.

The flats are also located less than a 20 minute walk away from the heart of Jurong East, with its many malls such as Westgate and Jem. Those who prefer not to walk can simply take the MRT one stop from the nearest MRT station, Chinese Garden, an eight minute walk away.

The room has no air con, and the landlord prefers that the tenant engage in no cooking or light cooking only.

If you prefer living in a more central estate not too far from the city centre, this room on Bishan Street 13 is a good choice.

The flat is located on the banks of the Kallang River, with a park connector running just alongside it, and leading to the beautiful Bishan-Ang Mo Kio Park. So, it is ideal for those who like to go for frequent walks or bike rides.

But if you don’t want to walk that far, Junction Nine, another shopping mall, is just a quick walk away, and has a food court and a Sheng Siong Supermarket. There is also a FairPrice located a three minute walk away.

Other amenities within walking distance include Yishun Public Library and Nee Soon East Community Club.

This room on Marsiling Lane is located near the Woodlands industrial area and is thus convenient for those who work there.

Woodlands MRT station is located a 16 minute walk away, and is integrated with Causeway Point, with houses amenities such as a supermarket and cinema. Right next door to Causeway Point is the Woodlands Civic Centre, where the Woodlands Regional Library is situated.

There are more food and shopping amenities located a 20 minute walk away at Marsiling Mall, including a hawker centre.

The room is suitable for singles and couples, and the landlord allows cooking. The is no air con but a fan will be provided. Rent, wifi and utilities are included in the rent.

If you are looking for a spacious room, this one on Hougang Street 61 measures a generous 170 sq ft.

The flat is located an 18 minute walk from Hougang MRT station, just a stone’s throw from Hougang Village in the neighbourhood centre, housing numerous shops, eateries, a wet market and a FairPrice supermarket.

The flats are also conveniently located within walking distance of many sporting amenities, including the Hougang Sports Hall, Hougang Stadium and Hougang Swimming Complex.

The room comes with air con and wifi, and light cooking is allowed in the flat.
