Just recently, two new executive flat all-time high (ATH) transactions were recorded from different estates. Among them, one stood out. A maisonette in Bishan has now claimed the title of the most expensive executive flat in Singapore, hitting a price tag of S$1.588 million.

A closer look at the S$1.588M Bishan maisonette
This executive maisonette is located in Block 194 Bishan Street 13, part of the Bishan Spring development. Sitting between the 22nd and 24th floors, the unit spans 1,755 sqft across two levels – a defining feature of maisonette flats, which are no longer being built.
At S$904 psf, this transaction is significant for several reasons. Not only does it set a new all-time high for any flat type in Bishan, but it also now holds the record as the most expensive executive maisonette sold in Singapore to date.
Although the lease for Bishan Spring began in 1987, the flat still has around 60 years and 10 months left on its 99-year lease – which is relatively decent, especially considering the rarity and generous size of such flats in today’s market.

What’s around Bishan Spring?
Bishan Spring enjoys a well-rounded and convenient location. You’re a 6-minute walk from Bishan MRT station, which connects you to both the North-South Line (NSL) and Circle Line (CCL) Stage 3. On top of that, the Bishan Bus Interchange is only about 4 minutes away on foot, giving you multiple public transport options right at your doorstep.
Now, while there isn’t a hawker centre within a 500m radius, you’ll still find some decent food options nearby. Just a 4-minute walk from the project is Kim San Leng Food Centre, and if you don’t mind walking slightly further, the Bishan Food Court is about 7 minutes away. For more dining choices or shopping, Junction 8 mall is within an 8-minute walking distance.

Bishan is also set for a redevelopment
Another plus point for buyers is the future transformation of Bishan, as outlined in the URA Master Plan 2025. Over the next 10 to 15 years, the Bishan town centre could be reshaped into a business and lifestyle hub, bringing new energy to the area.
Plans being studied include the introduction of new workplaces and amenities, along with pedestrian-friendly streets, public spaces, and skyrise greenery that will blend seamlessly with future developments. One standout idea is the potential conversion of Bishan Place, the area beside Junction 8 and the bus interchange, into a landscaped pedestrian mall, offering a more walkable and vibrant community space.
More community amenities may also be on the way. Authorities are exploring the addition of a new polyclinic and even a hawker centre that could be integrated with an upgraded bus interchange featuring air-conditioned waiting areas.
Some government agencies are even considering moving their offices to Bishan, which could further boost the town centre’s role as a mixed-use destination. With these improvements in the pipeline, analysts expect housing demand in Bishan to stay strong, potentially supporting price growth for certain well-located or desirable flats.
That said, any sharp price surges might be tempered by upcoming housing supply in nearby towns such as Bidadari, Caldecott, and Toa Payoh, which could help balance out the demand.
The previous national executive flat all-time high was set only months ago
Back in May 2025, a maisonette at Block 147 Mei Ling Street, between floors 4 to 6, was sold for S$1.51 million. That unit had a slightly smaller size of 1,572 sqft, working out to about S$960 psf.
In comparison, the S$1.588 million sale at Bishan Spring is 5.17% higher, or S$78,000 more – a clear sign that prices for rare, spacious HDB flats are continuing to climb.
Within Bishan alone, the previous estate record for an executive flat was set in May 2024. That unit, located at Block 286 Bishan Street 24, also sat between the 22nd and 24th floors and was even larger at 1,851 sqft. Despite the bigger size, it was sold for S$1.5 million, which translates to about S$810 psf.
Another executive flat in Toa Payoh also hits a high

Bishan wasn’t the only town seeing record activity last week.
Over in Toa Payoh, another executive unit matched the estate’s all-time high at S$1.26 million. This flat is located at Block 131 Potong Pasir Avenue 1 and sits on a low floor – between the 1st and 3rd floors. Spanning 1,733 sqft, this works out to a psf of S$727.
Coincidentally, the previous record holder was just a few blocks away at Block 124 Potong Pasir Avenue 1, and it was sold in February 2025. That unit was also on a low floor, had the same 1,733 sqft layout, and was transacted at S$1.26 million, resulting in the same S$727 psf.

The national HDB resale record still stands

As high as the Bishan all-time high may be, it still falls short of the current national HDB resale record across all flat types. That title goes to a 5-room loft unit at SkyTerrace @ Dawson, which changed hands in June 2025 for S$1,658,888.
Located at Block 92 Dawson Road, the unit sits on a mid-floor between the 22nd and 24th storeys and spans 1,313 sqft. The transaction price worked out to a record-breaking S$1,263 psf.
SkyTerrace @ Dawson is also a relatively new development, with its lease starting in 2016. That means there’s still about 89 years and 11 months left on the lease – a major plus for buyers seeking a long-term, city-fringe home in Queenstown.
