Following Martin Modern in 2017, the developer now returns with River Modern — a 455-unit upscale condominium next to the Singapore River. River Modern is a 99-year leasehold development comprising two 36-storey towers, with six units per floor in one tower and seven units per floor in the other. The residential towers are elevated, with the first level raised about five storeys above ground. This design helps maximise openness and enhances views, even for lower-floor units.

In addition, there are six retail shops on the ground floor, which are set to be managed by the MCST. With around 4,300 sqft of commercial space, the shops will form part of the condominium’s common area.

Designed by ipli Architects and P&T Consultants, with landscape architecture by Tinderbox, River Modern integrates built form and nature in a way that feels intentional rather than decorative.

The two residential towers are carefully positioned to optimise views and privacy. Set 48 metres apart and approximately 100 metres from neighbouring developments, the spacing enhances openness while reducing direct overlooking. North-south oriented and subtly tilted, about 70% of the units enjoy unblocked views of the Singapore River. Depending on the stack, residents may also look out towards Orchard Road, the wider River Valley district, or Marina Bay Sands.

Another thoughtful design move is the elevated residential floors, which begin from what is effectively the fifth-storey height of a typical development. This means even lower-floor units benefit from sightlines that clear the surrounding treetops, reinforcing the sense of openness throughout.

From there, Orchard Road sits just one stop away, while the CBD and Marina Bay are only a few stops further.

Connectivity will strengthen even more over time. The Thomson-East Coast Line will eventually connect to Changi Airport Terminal 5 and the Johor Bahru–Singapore RTS terminal at Woodlands North, making cross-border and airport travel far more convenient. River Modern occupies a prized stretch along the Singapore River, nestled beside Kim Seng Park in prime District 9. The 126,325 sqft site commands about 186 metres of direct river frontage — a scale of exposure that has become increasingly uncommon in the Core Central Region. In a market where most new plots sit inland or face neighbouring blocks, waterfront positioning stands out immediately.

The setting also offers more than just views. Residents step straight into an established green corridor, with Kim Seng Park right across the road and the Singapore River promenade at their doorstep. From here, one can walk or cycle towards Marina Bay in one direction or Alexandra Canal in the other. That daily access to open space gives River Modern a lifestyle dimension that is lacking in many central projects.

GuocoLand secured the River Modern condo plot — River Valley Green (Parcel B) — in February 2025 for S$627.84 million, translating to S$1,420 psf per plot ratio. The bid topped five submissions under the Government Land Sales programme, which signals strong confidence in the site’s long-term value due to its scarcity.

Limited supply of new homes in River Valley

A significant portion of the available new supply in the area has already been absorbed. River Green achieved an 88% take-up at launch and is now over 90% sold. Promenade Peak has moved 70% of its units so far, while Zyon Grand has sold around 87% of its total units. As more condo sites launch and clear in River Valley, the pipeline naturally tightens.

More importantly, based on the URA Master Plan, River Modern could be one of the final residential plots with direct frontage along the Singapore River. Much of the surrounding riverfront has already been developed over the past decade. That gives the project a scarcity factor that future launches may struggle to replicate.

The neighbouring River Valley Green (Parcel C) GLS site will head for sale in April, but any resulting development will probably not launch until 2H2027 after approvals and planning. This creates a window where River Modern stands as one of the last immediate opportunities to secure a new riverfront address in River Valley.

Should you consider River Modern?

With starting prices from S$2,877 psf, the pricing positions River Modern within a broader revival in the CCR. Recent launches have set firm benchmarks. River Green averaged around S$3,130 psf at launch, Promenade Peak saw prices climb as high as S$3,521 psf, while Zyon Grand moved units at roughly S$3,050 psf on average.

Compared to these recent River Valley launches, the entry psf at River Modern looks competitive. The starting quantum of about S$1.55 million for a 2-bedroom also widens its appeal. In fact, some market watchers believe the project could attract HDB upgraders from towns like Queenstown and Bukit Merah who have unlocked substantial equity.

Another factor strengthens the case. The price gap between new CCR and Rest of Central Region (RCR) projects now sits at one of its narrowest points since URA Realis began tracking data in 1995. When that gap tightens, buyers often re-evaluate whether it makes sense to stretch slightly further for a CCR address.
