This year, several BTO projects across Singapore are reaching their Minimum Occupation Period (MOP), which means thousands of flats will gradually become eligible for resale. For buyers, this creates more options in the market. At the same time, many of these projects are located in areas that have already shown strong demand, with some neighbouring developments recording million-dollar transactions and new price benchmarks.
In total, approximately 13,400 units are expected to enter the resale pool from projects reaching MOP this year.

While every project will bring additional supply to the market, a few stand out due to their location, nearby amenities, surrounding schools, or recent resale performance in the area.
Alkaff Oasis

Among the projects reaching MOP this year, Alkaff Oasis is likely to attract significant attention from buyers.
One reason is its location within Bidadari, a town that has consistently generated strong demand since its launch. Several nearby Bidadari projects have already produced notable resale results. For example, a 4-room flat at Alkaff Lakeview crossed the S$1.25 million mark in March 2025, while a 3-room unit there achieved a new district record at S$930,000 in October 2025.
Demand for Alkaff Oasis was evident from the beginning. When the project was launched during the February 2016 BTO exercise, applications far exceeded the available supply, reflecting the strong interest in homes within the emerging Bidadari estate.
Although the project is not located directly beside an MRT station, residents still enjoy access to multiple rail options. Woodleigh MRT and Potong Pasir MRT on the North-East Line are both nearby, while Bartley MRT on the Circle Line is also within reach. As a result, travelling to the city centre, Paya Lebar, Bishan and one-north remains relatively convenient.
Daily necessities are also well covered. Residents can walk to nearby supermarkets within the Bidadari estate, while larger retail and dining options are available at Woodleigh Mall and The Poiz Centre.
For families, the education options around the development could be particularly appealing. Cedar Girls’ Primary School and Cedar Girls’ Secondary School sit close to the estate, allowing some students to enjoy a very short commute. In addition, several popular schools are located within the 1km enrolment radius, including Maris Stella High School and St. Andrew’s schools.
Given the strong demand seen across Bidadari, it is perhaps unsurprising that Alkaff Oasis has already started making headlines. In fact, the development recently recorded its first million-dollar transaction after a 4-room flat was sold for approximately S$1.15 million.
SkyOasis @ Dawson

Queenstown continues to be one of Singapore’s most sought-after housing estates, and SkyOasis @ Dawson is another project that could draw strong interest from buyers.
Unlike most MOP projects, SkyOasis has already seen a number of resale transactions take place. This was possible because the development served as a replacement site under the Selective En bloc Redevelopment Scheme (SERS), allowing some owners to sell earlier than typical BTO projects.
The development has already gained attention for a reported 5-room transaction that crossed the S$1.7 million mark, making it the most expensive. While the deal does not appear in HDB’s official resale records, it nevertheless highlighted the level of demand surrounding homes in the Dawson precinct.
Comprising 1,192 units across six residential blocks, SkyOasis offers a range of building heights between 26 and 45 storeys. Buyers who secure higher-floor units may enjoy sweeping views of the city skyline, including vantage points for major events such as National Day and New Year’s Eve fireworks displays.
The location remains one of its strongest selling points. Residents can walk to both Queenstown MRT and Commonwealth MRT stations, providing convenient access to the city and other parts of Singapore. Families may also appreciate the nearby schools. Both Queenstown Primary School and New Town Primary School are located within one kilometre of the development.
Beyond transport and schools, residents benefit from a wide range of amenities. Margaret Drive Hawker Centre is located right next door, while destinations such as Dempsey Hill, Anchorpoint, IKEA Alexandra and Redhill are all just a short drive or bus ride away.
SkyResidence @ Dawson

Another project reaching MOP in the same highly sought-after Dawson neighbourhood is SkyResidence @ Dawson. Given its location, demand is likely to remain strong among buyers who want to live in Queenstown but prefer newer public housing options.
While SkyResidence @ Dawson sits slightly further from Queenstown MRT station compared to SkyOasis, the difference in walking distance is relatively small. Many of the advantages enjoyed by SkyOasis also apply here. The development is surrounded by similar amenities, schools and transport options, making it a practical choice for both families and working professionals. The project also features a larger concentration of 3-room and 4-room units, which could appeal to a wider range of buyers.
Considering the consistent demand seen in Queenstown and the premium prices achieved by nearby projects, SkyResidence is likely to remain on many buyers’ watchlists.
Northshore StraitsView

Northshore StraitsView has already started drawing attention despite only recently reaching MOP. As of May 2026, around two dozen units had already entered the resale market. Among them was a 4-room flat that changed hands for S$870,000, setting a new benchmark for its flat type in Punggol.
Part of the appeal lies in the project’s unique waterfront setting.
Although residents do not enjoy direct MRT access, the development is located within walking distance of both Samudera LRT and Punggol Point LRT stations. These stations connect residents to Punggol MRT and the wider North-East Line network.
More importantly, Northshore StraitsView forms part of the larger Northshore district, one of Singapore’s newest waterfront housing precincts. Positioned near the Straits of Johor, some units enjoy open sea views that remain difficult to find elsewhere in the HDB market.
Residents also benefit from proximity to Northshore Plaza, Singapore’s first neighbourhood mall located by the waterfront. The mall provides supermarkets, food options, cafes and various day-to-day conveniences.
Families are similarly well served. Northshore Primary School and Punggol Cove Primary School are located within one kilometre, while Punggol Secondary School and a nearby Singapore Institute of Technology campus add further educational options within the area.
Tampines GreenVerge
With over 2,000 units, Tampines GreenVerge is one of the largest projects reaching MOP this year. Its location could also make it one of the more closely watched developments among buyers.
The project sits between Tampines Central and the future Tampines North MRT station and integrated bus interchange. Once completed, the integrated development known as Parktown will introduce additional retail outlets, community facilities and a hawker centre to the area.
In the meantime, residents already enjoy access to the extensive amenities available in Tampines Central. Tampines One, Tampines Mall and Century Square provide a wide range of shopping and dining options, while Our Tampines Hub offers sports, community and lifestyle facilities.
Another factor that may attract buyers is the unit mix. The project contains a substantial number of 4-room and 5-room flats, which remain highly sought after among families upgrading from smaller homes.
Families with school-going children are also likely to appreciate the extensive list of educational institutions nearby. Poi Ching School and Angsana Primary School fall within the 1km radius, while several other primary and secondary schools are located close by. These include St. Hilda’s Primary School, St. Hilda’s Secondary School, Tampines North Primary School, Gongshang Primary School, Pasir Ris Secondary School, Junyuan Secondary School, Tampines Meridian Junior College and the United World College of South East Asia’s East Campus.
Waterfront I @ Northshore and Waterfront II @ Northshore

For buyers who like the idea of living close to the waterfront, Waterfront I @ Northshore and Waterfront II @ Northshore could be worth monitoring. Both projects add a sizeable number of units to the resale market and offer residents access to the growing amenities around northern Punggol.
Although the developments are not located beside an MRT station, residents can easily connect to Punggol Coast MRT station via the LRT network. This provides convenient access to newer attractions and employment hubs, including Punggol Coast Mall and the Punggol Digital District. Residents can also reach Waterway Point, Punggol MRT station and the wider North-East Line through the Punggol West LRT Loop.
The projects offer a mix of flat types, including 2-room, 3-room, 4-room and 5-room units. Notably, there is a substantial supply of 4-room flats, which could appeal to many family buyers entering the resale market. As a matter of fact, the market has already begun responding to these strengths. In early May 2026, Waterfront I @ Northshore recorded its first resale transaction when a 4-room flat was sold for S$830,000.
As more units become eligible for sale throughout the year, buyers will likely be watching closely to see how prices develop across both Northshore waterfront projects.
