If you are looking at homes in Serangoon North, Tampines North or West Coast today, the nearest MRT station does not necessarily show what travelling from that neighbourhood could look like a few years from now. 

The Cross Island Line (CRL) is gradually changing that map. Some neighbourhoods along the route are getting their first direct MRT connection, while established MRT towns such as Ang Mo Kio, Clementi and Pasir Ris will gain another line and more ways to travel across Singapore. 

For home seekers, that distinction matters. Rather than treating every property near the future CRL in the same way, it is more useful to look at what each station changes for the neighbourhood around it, and when that change is expected. 

Cross Island Line at a Glance 

According to the Land Transport Authority (LTA), the CRL will serve Singapore’s eastern, north-eastern and western corridors. It is being built in stages, with Phase 1 expected to be completed by 2030, followed by Phase 2 and the Punggol Extension in 2032. Phase 3 is targeted to open by the late 2030s.

Pasir Ris is shared by the main route and Punggol Extension, so the section counts should not be added together as a count of unique stations. The separate Changi Terminal 5 extension is not included in this table.

The timeline matters when you are comparing homes. A station expected in 2030 may fit within a very different housing plan from one opening only in the late 2030s. 

Cross Island Line Map and Route 

The schematic below shows the station sequence and interchange connections. Read down Phase 1, then continue through Phase 2 and Phase 3. The Punggol Extension branches from Pasir Ris.

LTA also identifies a separate extension connecting Aviation Park with Changi Terminal 5. This is distinct from the four sections in the overview table.

For a home search, the schematic helps establish which connections are planned. Assessing a particular property still requires a closer look at the station location, expected entrances and surrounding streets. 

Cross Island Line Phase 1: Stations and Nearby Areas 

According to LTA, Phase 1 runs for approximately 29km from Aviation Park to Bright Hill and includes 12 stations. Construction is underway, with completion expected by 2030.

Hougang and Ang Mo Kio already have established MRT stations, so the CRL mainly adds another rail connection and potentially changes which routes are most convenient. Serangoon North and Tampines North have a different story because direct CRL access changes how residents can reach the MRT network in the first place. 

For someone comparing homes in Serangoon North, the useful question is how the future station changes the journey from that specific development. A property may gain a more convenient rail connection, but the walk to the entrance and the transport available before opening still matter. 

CRL-Punggol Extension: Pasir Ris to Punggol 

According to LTA, the 7.3km Punggol Extension connects Pasir Ris with Punggol through four stations. Construction is underway, with completion expected in 2032.

For someone considering a home in Punggol, the MRT conversation eventually becomes broader than travelling south towards the city on the North East Line. The extension adds a connection towards Pasir Ris, with onward access to stations along the main CRL route. 

Pasir Ris also becomes more connected. Instead of functioning mainly as the eastern end of the East-West Line, it will sit at the meeting point of the EWL, the main CRL route and the Punggol Extension. The practical question is whether those connections match the places you regularly need to reach. 

Cross Island Line Phase 2: Bright Hill to Jurong Lake District 

According to LTA, Phase 2 extends the CRL approximately 15km westwards and adds six underground stations. Construction began in July 2025, with completion targeted for 2032. King Albert Park will connect with the Downtown Line and Clementi with the East-West Line.

West Coast and Clementi show why distance to a future station does not tell the whole story. For a household in West Coast, the CRL could change how residents access the rail network. At Clementi, it adds another line to a town that already has direct MRT access. 

The destination matters too. In its July 2025 announcement, LTA estimated that a West Coast resident travelling to Ang Mo Kio Industrial Park could save up to 40 minutes, reducing a journey of more than an hour by train and bus to around 30 minutes on the CRL. That is a specific journey example, rather than a saving every household can expect.

Cross Island Line Phase 3: Jurong Lake District to Gul Circle 

According to LTA, Phase 3 extends approximately 10km westwards from Jurong Lake District and adds four underground stations. Construction is expected to begin in 2027, with opening targeted for the late 2030s.

Official station codes are used for Phase 3. 

That longer timeline deserves attention if you are considering a home based partly on future MRT access. A household buying in the next few years could live in the property for a considerable period before Phase 3 begins passenger service. Employment, commuting patterns and household needs may change during that time. 

If a listing highlights future CRL3 access, compare that benefit with the transport options available today. 

Comparing Homes Near Future CRL Stations 

Serangoon North, Tampines North and West Coast are useful starting points because the CRL introduces direct MRT access to these areas. The surrounding housing options still need to be assessed individually.

A listing’s reference to the CRL is a starting point for checking accessibility. It does not establish how convenient the station will be from your front door. 

When comparing asking prices, keep property type, tenure, age, size and condition in view. A newer condo near a future station and an older HDB flat farther away offer different combinations of space, price and accessibility. 

Does Being Near the CRL Mean Higher Property Prices? 

Not necessarily. Proximity to a future station alone does not establish how a property’s price may perform. Housing characteristics, surrounding supply and wider market conditions also matter. 

Current asking prices show what sellers are seeking, rather than what buyers have paid. They also do not, on their own, show that the CRL caused a price difference. 

For buyers, a more useful comparison is between suitable homes with similar characteristics. Consider whether any difference in asking price fits the transport convenience, space and amenities each property offers. 

What to Check When Comparing Homes Near the CRL 

Start with what the station changes for the neighbourhood. Introducing direct MRT access is different from adding another line to an established interchange. 

Then check the actual walk. Major roads, crossings, sheltered paths and the location of the development’s entrance can all affect daily convenience. A short straight-line distance does not always mean a short journey from your front door. 

Finally, match the opening timeline to your housing plans and regular journeys. Consider how you would commute before the station opens, as well as which connections could become useful afterwards. The home still needs to work during the wait.
