Zyon Grand is being developed by CDL and Mitsui Fudosan, two established names well-known for shaping Singapore’s skyline. The project preview began on 8 October 2025, with sales bookings scheduled to start on Saturday, 25 October 2025.

You’ll find the development located along Kim Seng Road in District 3, right at the edge of the sought-after River Valley precinct. Spanning approximately 164,450 square feet, the project features two twin towers soaring 62 storeys high, offering a total of 706 residential units. Unlike typical residential projects, Zyon Grand stands out for its first-of-its-kind integrated concept. 

Within the development, residents will find a variety of dining and retail options, including restaurants and cafés, as well as a supermarket that provides easy access to daily essentials. There is also an early childhood development centre, making it convenient for families with young children.

A key feature of this project is its 36-storey serviced apartment tower, which introduces Singapore’s first long-stay serviced apartments under the Urban Redevelopment Authority’s (URA) Serviced Apartments II (SA2) category. Units under this new SA2 classification are designed for longer stays, with a minimum rental period of three months.

Land tender and background

The land on which Zyon Grand sits was released as Zion Road (Parcel A) under the Government Land Sales (GLS) programme. In April 2024, the CDL-Mitsui consortium submitted the sole bid for the plot and successfully secured it for S$1.107 billion – translating to around S$1,202 per square foot per plot ratio (psf ppr).

This prime parcel, nestled near the Singapore River and the River Valley area, was highly anticipated for its location and scale. The tender win signalled both developers’ confidence in the long-term demand for luxury homes in central Singapore.

Zyon Grand was designed by Nikken Sekkei, an internationally renowned architectural firm, in partnership with ADDP Architects. The architectural inspiration comes from Ikebana, the Japanese art of flower arrangement – a reflection of harmony and balance between structure and nature.
