The Government has announced the Government Land Sales (GLS) Programme for the second half of 2026, maintaining a high level of private housing supply to support housing demand and ensure a stable property market.
Under the 2H2026 GLS Programme, nine sites have been placed on the Confirmed List and 13 sites on the Reserve List. Together, these sites have the potential to yield approximately 9,200 private residential units, 188,100 sqm of commercial space, and 970 hotel rooms.

Nine new sites under the Confirmed List, mostly in the RCR
The 2H2026 Confirmed List consists of eight residential sites and one White Site. These sites will supply 4,745 private homes, including 735 Executive Condominium (EC) units. This is slightly higher than the 4,575 units offered under the Confirmed List in the first half of 2026.

Excluding the White Site, the largest residential site on the Confirmed List is the Jurong East Avenue 1 EC site, while Berlayar Close and Holland Plain will also contribute significant housing supply.
A notable feature of the 2H2026 Confirmed List is the concentration of sites in the Rest of Central Region (RCR), which accounts for four of the nine land parcels offered.
With the latest announcement, the total Confirmed List supply for 2026 will reach 9,320 units, exceeding the annual average supply over the past decade by more than 50%.
Most anticipated GLS sites on the 2H2026 Confirmed List
While the 2H2026 Confirmed List features nine sites in total, several stand out due to their location, connectivity, and potential appeal to future homebuyers.
Town Hall Link

One of the most significant sites in the latest GLS programme is the White Site at Town Hall Link in Jurong Lake District (JLD), which is scheduled to be launched for tender in July 2026.
Located within Jurong Lake District (JLD), the plot can accommodate up to 1,200 homes alongside at least 40,000 sqm of office space and approximately 44,000 sqm of space for complementary uses such as retail, hotel and community facilities. In total, the integrated mixed-use development could yield approximately 186,000 sqm of gross floor area.
The site enjoys strong transport connectivity. It sits within walking distance of Jurong East MRT interchange station, which currently serves the North-South and East-West Lines. In the coming years, the district will also be connected by the Jurong Region Line (JRL) and Cross Island Line (CRL), creating one of Singapore’s most connected regional centres.
As Jurong Lake District continues to develop, future residents can expect a growing range of commercial, lifestyle and recreational amenities. The area’s appeal has already been demonstrated by strong buyer interest in nearby projects, with J’den achieving robust sales when it launched in 2023.
Orchard Boulevard

Interest in Core Central Region (CCR) homes has improved over the past year, placing Orchard Boulevard among the sites that market observers will be watching closely.
The District 10 site is located about 600 metres from the Orchard Road shopping belt and is within walking distance of Orchard Boulevard MRT station on the Thomson-East Coast Line. It can potentially yield around 110 homes, making it a relatively boutique-sized development.
The site’s manageable scale may appeal to developers, while buyers could be attracted by the limited pipeline of new homes in the immediate area. Recent projects nearby have also seen healthy take-up rates, suggesting continued demand for well-located homes in prime districts.
Berlayar Close

The Berlayar Close site, which can potentially yield 695 homes, is another notable addition to the Confirmed List.
Located within the Greater Southern Waterfront (GSW), the plot offers future residents an opportunity to live in one of Singapore’s largest long-term transformation areas. The site is near Telok Blangah MRT station on the Circle Line and enjoys convenient access to amenities such as VivoCity, Mount Faber and Sentosa.
While there is a growing supply pipeline within the broader GSW area, the location continues to attract attention due to its city-fringe setting and future development potential. As more residential projects and amenities are introduced over time, the precinct is expected to evolve into a larger mixed-use waterfront community.
Marina Gardens Lane

Located within the Marina South precinct, the plot can yield around 390 homes and includes commercial space on the first storey. It is situated directly opposite Gardens by the Bay and within walking distance of the upcoming Marina South MRT station on the Thomson-East Coast Line. The site offers a rare combination of city-centre accessibility, waterfront surroundings and green spaces.
The plot sits next to One Marina Gardens, which has recorded healthy sales since its launch. As more residential projects are introduced into Marina South, the precinct is gradually taking shape as a new residential district on the fringe of the CBD. Its proximity to the city centre, future amenities and the waterfront make it one of the more unique sites on the latest GLS programme.
Jurong East Avenue 1 (EC)

The one and only EC site on the 2H2026 Confirmed List could also generate strong interest from both developers and buyers. The plot can yield approximately 735 EC units and is particularly notable because Jurong East has not seen a new EC launch since Westmere was introduced in 1996.
Located within walking distance of the future Toh Guan MRT station on the Jurong Region Line, the site is also close to Yuhua Primary School and Yuhua Village Market and Food Centre. Its location near Jurong Lake District and Jurong East’s established commercial hub may further enhance its appeal among HDB upgraders seeking an EC in the western region.
Given the limited supply of new EC projects and Jurong East’s status as a major regional centre, this site is likely to be one of the more closely watched EC land parcels in recent years.
Reserve List can yield another 4,455 new homes
Additionally, eight residential sites, one commercial site, two White Sites, and two hotel sites have been placed under the Reserve List in the 2H2026 GLS Programme.

The 2H2026 Reserve List includes the sites at River Valley Road and Telok Ayer Street carried over from the 1H2026 Reserve List, which will allow developers to increase the supply of hotel rooms based on market demand.
If triggered for sale, these 13 sites on the Reserve List could yield an additional:
- 4,455 private residential units
- 104,750 sqm of commercial space
- 970 hotel rooms
Total housing pipeline expected to reach around 61,000 units
According to URA, the latest supply injection will increase the overall private housing pipeline, including Executive Condominiums, from around 57,000 units to approximately 61,000 units. Within this pipeline, around 32,000 unsold units could potentially be launched for sale over the next two years.
The Government said the supply comes from a range of residential sites across different locations and housing segments. The programme also includes sites designated for long-stay serviced apartments, helping to support both owner-occupier and rental housing demand.
At the same time, the launch of the Town Hall Link White Site marks another milestone in the long-term development of Jurong Lake District, which remains a key growth area in Singapore’s decentralisation plans.
