4,930 units will be offered in the August 2021 HDB BTO launch in five estates: Hougang, Jurong East, Kallang/Whampoa, Queenstown, and Tampines.

If your eyes lit up at ‘Queenstown’ and ‘Jurong East’, you’re probably not the only one. After all, this will be the first time in a nearly a decade where new flats are being offered in these estates.

Compared to past BTO launches announced this year, the August 2021 BTO launch will have the most number of estates and units. Seven BTO projects will be available across two non-mature estates and three mature estates.

Two BTO projects will be made available in Hougang as part of the August 2021 BTO launch. One project will be bounded by Upper Serangoon Road and Tampines Road, while the other will be located along Hougang Avenue 3.

Both Hougang BTO projects will be within a short bus ride away from amenities such as schools, parks, and neighbourhood centres. Schools that are close to the flats include Paya Lebar Methodist Girls’ and Maris Stella High.

One major perk of the BTO project located along Upper Serangoon Road is that it will be right in front of Kovan MRT. It will also be closer to the heart of Hougang, where Hougang Mall, a bus interchange, sports facilities, and the polyclinic are located.

In contrast, the BTO project along Hougang Avenue 3 will be slightly further away from the heart of Hougang. Its nearest MRT, Bartley MRT, will be around 20 minutes away by bus.

With that said, there are plans to build a health and medical care centre just across the road.

This will be the first time in 10 years that Jurong East will have a BTO project launched in the estate. The last time a BTO was launched in this non-mature estate was September 2011.

Located close to the heart of Jurong East, an MRT station and interchange, bus interchange, and malls will be only around 10 minutes away by bus. Residents will get to enjoy a wide variety of retail and dining options at JEM, Westgate, JCube, and IMM.

Apart from public transport and malls, medical facilities such as Ng Teng Fong General Hospital and Jurong Community Hospital will be within a 15-minute bus ride away.

The Jurong East BTO project will also be a huge draw for nature lovers. Chinese Garden and Japanese Garden are in the vicinity, and are set to re-open from 2021 onwards as part of Jurong Lake Gardens.

The upcoming Jurong Lake District and an integrated tourism development will also be located close to the flats. As such residents can expect more job opportunities closer to home in subsequent years.

With a city-fringe location and only 300 flats up for grabs, balloters can expect stiff competition for the Kallang/Whampoa BTO units.

Residents will have easy access to public transport, with Boon Keng MRT just within six minutes by foot. Travelling to areas such as Tampines and Downtown will be faster as well via the Downtown Line, with Bendemeer MRT not too far away from the flats.

For retail needs and daily essentials, City Square Mall, Mustafa Centre, and neighbourhood centres are within a few streets away.

The flats will also be close to healthcare facilities. Kallang Polyclinic, set to open by end-2021, will be 10 minutes away by foot. For more comprehensive medical needs, Farrer Park Hospital will be only one stop away by train.

Despite Kallang/Whampoa being a mature estate, there currently aren’t many schools near to the BTO location. However, Hong Wen School will just be across the street.

Queenstown is another estate that hasn’t seen a BTO launch in a long time. The last BTO launch here was nine years ago in November 2012.

Located in a mature estate and city-fringe location, the Queenstown BTO project is expected to be highly anticipated.

The flats will offer quick access to various amenities from retail developments to healthcare facilities. For example, IKEA, Anchorpoint Shopping Centre, and Queensway Shopping Centre will all be within a five-minute walk.

In addition, Queenstown MRT, Queenstown Swimming Complex and Stadium, and Queenstown Polyclinic can be reached by bus in about 10 minutes.

Buyers may also like to note that Alexandra Hospital will be just across the street. A health and medical care centre is also being planned to be built next to the BTO project.

Crescent Girls’, a popular girls’ school in Singapore, will be around a 25-minute bus ride from the flats. Apart from this school, options for nearby schools are relatively limited.

Tampines is another estate that will have two projects launched in August 2021, with both located on either side of Tampines Street 96. The one closer to Bedok Reservoir will have 540 units, while the project across the street will have 1,600 units.

The nearest MRT will be Tampines West MRT, which will just be around 10 minutes from both BTO projects by foot.

With Bedok Reservoir just a short bus ride away, both Tampines BTO projects will be a draw for nature lovers.

For more recreational options, residents can head to Our Tampines Hub and SAFRA Tampines by bus.

Families can also look forward to lots of retail and dining options to choose from. Tampines 1, Century Square, and Tampines Mall are all within 15 minutes by bus.

Healthcare facilities are easily accessible as well, with Changi General Hospital located a few streets away. There are also plans to build two health and medical centres near the projects.

 

Conclusion: Which BTO Should You Pick in Aug 2021?

“I want the most affordable one!”

If you’re looking for a more affordable BTO unit, you might want to consider going for the Hougang or Jurong East BTO projects. Units here are expected to be relatively cheaper since they’re located in non-mature estates.

The starting price for a 4-room flat in Hougang during the last BTO launch here in August 2016 was $255,000. For the same type of flat in Jurong East, prices started from $271,000 in September 2011. While the starting prices are expected to be higher for these estates in August 2021, they’ll likely be relatively lower than those of mature estates.

For a rough comparison, the starting price for a 4-room flat in Kallang/Whampoa during the latest launch in February 2021 was $532,000.

“A convenient location is my priority!”

In terms of convenience of location, the BTO projects in Hougang, Jurong East, and Queenstown come out tops. The Jurong East BTO units will be within walking distance from Toh Guan MRT, while the Hougang BTO project along Upper Serangoon Road will be right smack in front of Kovan MRT.

The projects in these three estates are also closely located to a wide range of amenities such as schools, malls, and healthcare facilities.

“Which ones are the most highly anticipated?”

The Queenstown and Jurong East BTO projects are expected to be the most popular since it’s been almost 10 years since the BTO units have been launched in these estates. Those who are planning to ballot in these areas can expect some heavy competition.

Securing a flat is likely to be even tougher in Queenstown than in Jurong given Queentown’s status as mature estate and proximity to the city centre.

If you’re looking for a flat close to the CBD, you can also consider the Kallang/Whampoa BTO. However, it’s also set to be oversubscribed given that only 300 units are up for grabs.

To increase your chances of securing a BTO, you can consider balloting in less popular estates such as Hougang and Tampines.

Alternatively, you can always look into resale flats in these same areas!

When can I apply for the August BTO?

You can only apply after the sales launch announcement in August. You’ll need to submit your application through the HDB Web Portal during the one-week application window. 

How long is the wait for BTO?

The waiting time is usually three to four years. However, you may have to expect delays in construction due to the pandemic. As such, the waiting time can be as long as five years.

How can I increase my chances of getting a BTO?

You can apply through one of the priority schemes, and/or choose a BTO project in a non-mature estate. Be sure to take into account the number of flats available in the BTO project as well. You’ll have a higher chance of securing a flat in a project that has a higher number of units.

How much is a 3-room BTO?

This will depend on the location of the BTO project. For instance, for the February 2021 launch, the starting price for 3-room flats in Bukit Batok was $175,000 excluding grants. At the higher end of the spectrum in the same launch, 3-room flats at Kallang/Whampoa started at $359,000.
