In Singapore, many parents are obsessed with two things: popular schools and properties within 1km radius of these schools. In fact, one of the selling points of a condo that developers and property agents like to use is its proximity to a popular school.
This is because one of the things that the primary one registration prioritises is the distance between your home and the school of your choice. If you don’t have any affiliation with the school (eg. an alumnus or have another child studying there), your child will need to go through balloting if there are not enough vacancies.
The balloting will be carried out in this manner:
- Singapore Citizens (SC) living within 1km of the school
- SCs living between 1km and 2km of the school
- SCs living outside 2km of the school
- Permanent Residents (PR) living within 1km of the school
- PRs living between 1km and 2km of the school
- PRs living outside 2km of the school
If you really want to enrol your child in one of these popular schools, you can consider buying a new launch condo within 1km of it.
The good thing about the primary one registration is that you can use the new home address for it, even if your home is not completed yet.
But you’ll need to provide a copy of the original Sales and Purchase agreement for the property. Plus, the vacant or delivery possession date of the property must be within two years of your child’s entry into P1. Another caveat is that you have to move into the new property within the same time.
With that, we did some digging and found 13 condos that are within 1km of popular schools, and are TOP-ing within these two years.
8 Hullet
TOP: 2021
Address: Hullet Road
Primary school within 1km: Anglo-Chinese School (Junior)
8 Hullet is right smack in Emerald Hill. Not only is it close to ACS (Junior), but it’s also within walking distance to Orchard Road, with the nearest shopping malls being 313 @ Somerset and Centrepoint. For those who don’t drive, the nearest MRT will be Somerset MRT.
35 Gilstead
TOP: 2022
Address: Gilstead Road
Primary schools within 1km: Anglo-Chinese School (Junior), Anglo-Chinese School (Primary), St Joseph’s Institution Junior
This is another new launch condo in the prime district that’s close to popular schools. If your child is a boy, you’ll have more choices of primary schools within 1km here. For instance, both ACS (Junior) and ACS (Primary) are within a 10-minute drive. St Joseph’s is also close by.
The nearest MRT include Newton and Novena.
Sloane Residences
TOP: 2021
Address: Balmoral Road
Primary school within 1km: Anglo-Chinese School (Primary), Singapore Chinese Girls’ Primary
Among all the new launch condos within 1km of ACS (Primary), Sloane Residences is the closest one to the Barker Road campus, at just a nine-minute walk away.
Located in District 10, the nearest MRT are Newton and Stevens.
The Hyde
TOP: 2022
Address: Balmoral Road
Primary school within 1km: Anglo-Chinese School (Primary), Singapore Chinese Girls’ Primary
The other new launch condo along Balmoral Road is The Hyde. If you’re keen to enrol your child into ACS or SCGS, this is another option to consider.
Juniper Hill
TOP: 2022
Address: Ewe Boon Road
Primary school within 1km: Anglo-Chinese School (Primary), Singapore Chinese Girls’ Primary
Located along Ewe Boon Road, this is the new condo that’s closest to SCGS. The school is just a nine-minute walk from the condo. This makes it a suitable option if your child is a girl.
Plus, Newton MRT is within walking distance from this condo.
Daintree Residence
TOP: 2022
Address: Toh Tuck Road
Primary school within 1km: Pei Hwa Presbyterian Primary, Bukit Timah Primary
Besides being within 1km of the popular Pei Hwa Presbyterian Primary, Daintree is also located close to Bukit Timah Primary.
Its proximity to Bukit Timah Nature Reserve also makes it an ideal option for those who love nature.
And for those who don’t drive, Beauty World MRT is within walking distance.
Residence Twenty-Two
TOP: 2021
Address: Telok Kurau Road
Primary school within 1km: Tao Nan, CHIJ (Katong) Primary, Haig Girls’, Ngee Ann Primary
A plus point for this condo is that there are four schools within 1km of this school, including Tao Nan. So if your child didn’t manage to get into Tao Nan, there are still other primary schools nearby.
On the other hand, its nearest MRT, Marine Terrace MRT and Marine Parade MRT, will only open in 2023 as part of the Thomson-East Coast Line.
Infini at East Coast
TOP: 2022
Address: East Coast Road
Primary school within 1km: Tao Nan, CHIJ (Katong) Primary, Haig Girls’, Ngee Ann Primary
At just a nine-minute walk away, Infini at East Coast is even closer to Tao Nan.
It’s also an ideal condo to buy if you have an East Coast plan of having an East Coast address and living close to the sea.
On the flip side, like Residence Twenty-Two, the nearest MRT (Marine Terrace MRT and Marine Parade MRT) will only be ready in 2023.
Lattice One
TOP: 2021
Address: Seraya Crescent
Primary school within 1km: CHIJ St Nicholas Girls’ Primary
This is the condo to buy if you want to increase your daughter’s chances of getting into CHIJ St Nicholas’ Girls Secondary, since the schools are affiliated with each other.
And if you love nature, Lattice One is very close to Lower Peirce Reservoir at just a 12-minute walk away.
Its nearest condo is Mayflower MRT, which will open later this year.
The Garden Residences
TOP: 2021
Address: Serangoon North View
Primary schools within 1km: Rosyth, Zhonghua Primary
Located in the north eastern part of Singapore, The Garden Residences is close to Rosyth. Another school that’s within 1km is Zhonghua Primary.
Whistler Grand
TOP: 2022
Address: West Coast Vale
Primary schools within 1km: Nan Hua Primary, Qifa Primary
On top of Nan Hua Primary, another school that’s within 1km of Whistler Grand is Qifa Primary.
This is also a condo to consider if you prefer the West Coast and want to be close to Jurong, that’s set to be the second CBD.
Twin VEW
TOP: 2022
Address: West Coast Vale
Primary schools within 1km: Nan Hua Primary, Qifa Primary
Twin VEW is another condo to consider if you want a West Coast address. Just like Whistler Grand, Nan Hua Primary is around an 18-minute walk away.
RV Altitude
TOP: 2022
Address: River Valley Road
Primary schools within 1km: River Valley Primary
If you’ve always wanted to live close to River Valley Primary, Orchard Road and Robertson Quay, this might just be the condo for you.
For now, its closest MRT is Somerset MRT. In the coming months, Great World MRT, which is even closer to the condo, is expected to open at the end of the year.
