HDB has launched 3,879 Build-To-Order (BTO) flats across four housing projects in four estates under its May 2021 BTO sales exercise.

In addition, another 2,494 flats are also offered under its Sale of Balance Flats (SBF) exercise for this month. Overall, HDB launched a total of 6,373 flats on Tuesday (25 May).

Lee Sze Teck, Director of Research at Huttons Asia, noted that this is the largest May launch since 2018 when 3,970 BTO flats were offered for sale.

He expects the Telok Blangah Beacon and MacPherson Weave to be the most sought after BTO projects.

Located along Telok Blangah Drive, near Telok Blangah MRT station, Telok Blangah Beacon is the first BTO project within the area since Telok Blangah Parcview’s launch in 2013.

And since it is a small project with 175 units, Lee expects it to receive a very high demand with 10 applicants for each flat. The downside, however, is the long construction period of more than five years, he said.

Excluding grants, prices for a three-room flat start from $419,000, while four-room flats are offered from $602,000 – making them the most expensive units in this launch.

The MacPherson Weave BTO project in Geylang, on the other hand, features 1,382 units of two-room Flexi units as well as three- and four-room flats.

Located next to Macpherson MRT station, the project enjoys excellent connectivity to major employment areas such as the Central Business District, said Lee, who expects the project to receive more than 10 applicants for each flat.

Prices for the two-room Flexi units start from $180,000, excluding grants, while the three- and four-room flats are offered from $343,000 and $489,000, respectively.

The MacPherson Weave project is expected to be completed in the first quarter of 2026.

Over in Woodlands, the Woodgrove Ascent BTO project will offer 1,540 units of two-room flexi, three-room, four-room and five-room flats.

Located along Woodlands Avenue 1, the project is set to be the tallest development within the vicinity as it features seven blocks ranging from 15 to 25 storeys.

Excluding grant, prices start from $98,000 for a two-room Flexi unit, $185,000 for a three-room flat, $275,000 for a four-room flat and $372,000 for a five-room flat.

The flats are estimated to be completed in the third quarter of 2025.

Garden Bloom @ Tengah features 782 units of two-room Flexi, four-room and five-room flats. Located within Tengah’s Garden District, the development is near an upcoming MRT station on the Jurong Region Line.

Excluding grant, prices from $113,000 for a two-room Flexi unit, $299,000 for a four-room flat and 404,000 for a five-room flat.

Much like the BTO project in Woodlands, Garden Bloom @ Tengah is also set to be completed in Q3 2025.

Meanwhile, the 2,494 SBF flats offered are spread across various towns/estates, with around 28% of the units “already completed, while the rest are in various stages of construction”, said HDB.

Applications for the flats will close on 31 May. In light of the tighter COVID-19 restrictions, HDB urged buyers to apply for the flats online and not to visit the HDB Hub or branches.

“Applicants can apply for only one flat type/category in one town under either the BTO or SBF exercise,” it said.

In August, HDB will launch around 4,900 BTO flats in Jurong East, Hougang, Queenstown, Kallang Whampoa and Tampines. Another 3,100 to 3,600 BTO flats will also be offered in Hougang, Choa Chu Kang, Kallang Whampoa, Jurong West and Tengah in November.
