May 2022 HDB BTO Launch Review: Bukit Merah, Jurong West, Queenstown, Toa Payoh, Yishun  

Some details of the upcoming May 2022 HDB BTO have been released, and this time, many projects will be located in some of Singapore’s most sought-after neighbourhoods. These include Bukit Merah, Queenstown and Toa Payoh.

True to their word to increase the BTO flat supply starting this year, a bumper crop of 5,330 flats will be launched in five estates, including the three mature estates mentioned above. Let’s see what’s up for grabs.

This upcoming BTO launch is going to be an important one for those who dream of living in a central location, as there will be launches in three highly sought-after mature towns—Bukit Merah, Queenstown and Toa Payoh.

Competition is expected to be fierce for the mature estate launches, especially since the Prime Location Public Housing (PLH) model, launched late last year, will probably boost demand for housing in well-located mature estates not affected by the PLH. At this point, we do not know which projects will be offered under the PLH yet.

Launches will also take place in two non-mature estates, Jurong West and Yishun. These estates, while classified as non-mature, are relatively established and have long-standing amenities.

In addition, all launches are located within easy walking distance of MRT stations that connect directly to the CBD without the need to change trains, making them potentially more attractive for those who work in the city.

With 5,330 units in attractive areas up for grabs, the upcoming BTO launches look set to be in high demand.

There will be two upcoming BTO launches in Bukit Merah, both of which can do no wrong in terms of location and convenience.

The first, consisting of 780 3-room and 4-room flats, will be located at Alexandra View, right next door to Redhill MRT station.

The second, consisting of 1,660 3-room and 4-room flats, will be nestled in between Henderson Road and Lower Delta Road, and bordered to the north by Tiong Bahru Road. Nearest MRT station Tiong Bahru will be located about 5 minutes’ walk away.

These sites are ideal for anyone working in the CBD, with Raffles Place MRT being only three or four stops away. Residents are also an easy walk away from the hip Tiong Bahru lifestyle area with its many cafes and eateries.

With only 3-room and 4-room flats up for grabs, the Bukit Merah launch is likely to be sought after by couples without kids and smaller households. For those with children, there are numerous schools located within walking distance, including Crescent Girls’ Secondary School and Gan Eng Seng Primary and Secondary Schools.

Located a stone’s throw from Jurong Lake Gardens, the upcoming Jurong West BTO project, which will be at the intersection of Yuan Ching Road and Kang Ching Road, looks set to benefit from the development of the scenic Jurong Lake District.

The Government intends to expand transport networks and the number of homes and jobs in the area over the next decade, boosting the investment potential of flats in the vicinity.

This Jurong West BTO project is about 8 minutes’ walk from Lakeside MRT, which connects directly to Raffles Place MRT and is just two stops away from Jurong East, which is now a major commercial district thanks to the presence of malls such as Jem, Westgate and Jcube.

Located just 5 minutes’ walk from Buona Vista MRT on Ghim Moh Road and The Star Vista next door, the Queenstown BTO project is likely to see demand from buyers who wish to live in an affluent neighbourhood offering easy access to good schools.

The Queenstown launch, consisting of 860 flats, is actually in the Dover and Buona Vista area, near elite schools like ACS (Independent) and ACS (International). For the working adults, it’s also right next to the One-North area, where there are many offices.

Residents will enjoy proximity to affluent lifestyle areas like Holland Village and Rochester Park, as well as to the CBD via Commonwealth Avenue, Holland Road and the East West Line on the MRT.

Located at the intersection of Lorong 6 Toa Payoh and Lorong 7 Toa Payoh, the upcoming Toa Payoh BTO project will be located about 12 minutes’ walk from Braddell MRT, which connects directly to Raffles Place in 19 minutes.

Although – unlike the other projects – it is not that near to an MRT station, Toa Payoh is generally well-serviced by buses. As seen from the map, there are also many amenities surrounding the upcoming flats.

Residents will enjoy close proximity to a number of markets and food centres with a variety of popular eateries, as well as three community clubs.

The launch is expected to be in high demand due to its prime location in a popular mature estate. Although there is selection of 2-room flexi, 3-room and 4-room flats up for grabs, the launch consists of only 380 units, so competition will be stiff.

The launch in Yishun, consisting of 640 2-room flexi, 4-room and 5-room flats, will be located at the intersection of Yishun Central and Yishun Avenue 2, and be bordered on the other side by Yishun Central 1 and Yishun Central 2.

Located next door to Yishun Community Hospital and Khoo Teck Puat Hospital and across the road from Yishun Swimming Complex, the launch occupies a central location in the neighbourhood, with numerous schools within easy walking distance, including Yishun Innova Junior College.

It is also about 9 minutes’ walk from Yishun MRT, Yishun Bus Interchange and the area’s main shopping mall, Northpoint City. Yishun MRT connects directly to Raffles Place in 35 minutes via the North South Line.

Yishun has earned itself somewhat of a controversial reputation, but if you look beyond that and consider this upcoming BTO project based on things like its location, connectivity and nearby amenities, it’s really quite attractive.

Conclusion: Which Upcoming May 2022 BTO Flat Should I Pick?

Affordability

The upcoming BTO launches in mature estates Bukit Merah, Queenstown and Toa Payoh are likely to be heavily oversubscribed and command high prices due to their prime locations. Those who prioritise location and have a generous budget can consider balloting for these flats, but must be prepared for stiff competition.

The Yishun and Jurong West flats are likely to be more affordably priced, and still offer a decent level of convenience due to their proximity to MRT stations which connect directly to the CBD. In addition, the Jurong West flats are likely to have good investment potential due to the development of the Jurong Lake district. For those on a tighter budget, the Yishun flats offer a good compromise between price and convenience.

Convenience

All the launches offer good connectivity and are within reasonable walking distance of MRT lines leading directly to the CBD without the need for line changes.

The two Bukit Merah launches provide the most central location and the best connectivity, with a commute to the CBD taking less than 15 minutes. The Queenstown and Toa Payoh launches are also located in highly desirable neighbourhoods with fuss-free connectivity to the CBD.

Popularity

The Bukit Merah launch is likely to be the most sought-after of the lot due to its central location, with the Queenstown and Toa Payoh launches also enjoying high demand thanks to their sites being in popular neighbourhoods.

The Jurong West launch is also likely to be popular as it offers an attractive location in an up-and-coming neighbourhood.

This batch of BTO flats is likely to take three to five years to be built.
