Marina One Residences: The Future of Living in Singapore, Today

Singapore’s waterfront at Marina Bay is incredibly rich in heritage. It was here that the port was first established and initially grew to become a regional trading and financial hub. From Old Parliament House and the Fullerton Hotel, to the National Gallery and the 19thCentury architecture of Boat Quay, history is everywhere you look in this area.

At the same time, with its world-renowned skyline, Marina Bay is the heart of the Singapore of tomorrow — and those who choose to make their home here are uniquely positioned to experience the lifestyle of the future, today.

Marina One is the newest addition to the Marina Bay landscape. Regarded as one of the most forward-thinking and sustainable pieces of architecture in the country, the award-winning, ultra-modern development occupies an enviable position in the epicentre of Singapore’s fast-growing financial district.

The Marina One development is the latest distinctive, architecturally significant addition to central Singapore’s skyline.

Designed by acclaimed German firm Ingenhoven Architects, Marina One features 3.7 million sq ft of gross floor area spread across two Grade A office towers, two premium residential towers and a vibrant retail podium. It is already an architectural icon in its own right, alongside illustrious neighbours such as Marina Bay Sands, the Art Science Museum and Gardens by the Bay.

The twin 34-storey residential towers house 1,042 luxurious apartments from one to four bedrooms in size, as well as some of the best penthouses the city has to offer. The residences are generously sized and many provide spectacular views of the surrounding skyline and the sea.

With its superb location and state-of-the-art apartments, featuring tasteful décor and premium fittings from Poggenphol and Villeroy & Boch, Marina One Residences is the perfect home for the innovative, successful individual who wants to be within easy reach of the best this city has to offer right now — but who also keenly anticipates what’s on the horizon, arriving in years to come.

Units at Marina One Residences, such as this tasteful three-bedroom apartment, are ready for immediate occupation.

The URA’s masterplan to transform the area surrounding Marina One Residences into “a leading financial centre, a civic space, and a community playground for all” is already well underway. Leaving behind the outdated idea of a central business district people merely commute to for their day’s work and then leave, Singapore’s CBD is being reshaped as a vibrant space where business, leisure and community life co-exist — a truly desirable place to live, 24/7.

As this plan unfolds over the coming years, the Marina Bay area will only become more attractive to tenants, owner-occupiers and investors. This growing appeal spells great potential for appreciation and investment returns. Today, meanwhile, as the dwellings at Marina One Residences are complete and ready for immediate occupation, investors seeking instant ROI can tap strong existing demand for rental property here.

There’s a ready tenant pool to draw from, comprising the numerous affluent professionals employed by the leading tech and finance firms housed within Marina One’s 1.88 million sq ft of prime office space. Being based at Marina One offers enormous convenience to those working in Marina One itself and the greater CBD, allowing senior executives at the many major organisations located nearby to eliminate (or at least, greatly diminish) their commute, living and working in the same area and maximising both professional and leisure time.

Numerous studies suggest that by avoiding commuting and instead, living close to work, we can increase productivity, wellbeing and happiness. And for those who choose to carry out their duties remotely, the units at Marina One Residences are uniquely suited to work from home — many of the two- and three-bedroom dwellings come with a study perfect for WFH arrangements, while larger apartments possess plenty of space for home-office set-ups. Good size balconies also provide the flexibility for a second study area, outdoor dining sanctuary or indoor garden getaway.

Whether working from home or at an office in the CBD, Marina One Residences provides the ideal environment.

Marina One isn’t just situated perfectly for professional pursuits, it’s also ideally located for leisure. Residents here make their homes within a few minutes’ walking distance of many of the city’s leading restaurants, bars, theatres, shopping, galleries and museums. Notably, Marina Bay Sands, with its generous array of top-quality retail and F&B, is a mere seven-minute stroll from Marina One.

For those looking to travel further afield, the Marina Bay, Downtown and the upcoming Shenton Way MRT stations are within walking distance of the development. A future underground pedestrian link will connect residents to Raffles Place MRT. With links to four out of six MRT lines (North-South, Circle, Downtown and the upcoming Thomson-East Coast), exploring the island from Marina One is a breeze.

There’s also plenty on-premises to keep Marine One residents engaged and entertained. This mixed-use development contains a broad range of dining options, from fast food and casual to fine fare, plus great bars and cafés, an upmarket gym, wine shop, supermarket, convenience store, and hair and beauty outlets.

Condominium facilities at Marina One Residences include a double-level lifestyle space housing a luxurious 50m lap pool, a 200 sq m gymnasium, a wellness garden, aqua gymnasium equipment, jacuzzi and fitness stations. The development also boasts a wide array of entertainment venues, including Teppanyaki Terraces, a private lounge, two private dining rooms for dinner with a fully equipped kitchen, residential areas to relax and a playground for children.

Lauded internationally as the Best Innovative Green Building at the prestigious MIPIM Awards 2018, and winner in the Global Sustainable Development category of the 2020 FIABCI World Prix d’Excellence Awards, Marina One’s defining feature is the ‘Green Heart’, a spectacular biodiversity garden that occupies the centre of the four towers.

Its organic lines, seemingly carved into the complex’s angular edifice, echo the form of Asia’s undulating rice paddies and house a lush multi-level park. Surrounding a 13m waterfall, the garden contains more than 350 different types of trees and plants, mostly native to this region and chosen for their suitability to the site, on a landscaped area of 65,000 sq ft.

Marina One Green Heart
A placid oasis bursting with tropical flora, the Green Heart brings nature into the CBD.

The Green Heart was designed by Gustafson Porter + Bowman, the team behind Gardens by The Bay. It was originally envisaged by Marina One’s lead architect Christoph Ingenhoven as a solution to the problem that many of Singapore’s green spaces are difficult to utilise during the day, baking in the heat of the sun.

“Singapore and its neighbouring countries suffer from the fact that they don’t have the sort of public spaces as we understand them (in Europe). That’s because the climate in these places makes being outside disagreeable… when unprotected, its uncomfortable to say the least. We intended to find a way of dealing with that,” Ingenhoven explained. “We cut open the apartment buildings in so-called canyons for vertical air flow,” Ingenhoven said.

This was important, according to landscape architect Kathryn Gustafson, to give the Green Heart’s abundant flora the right amount of light, air, water for the ecosystem to thrive. As the Green Heart is open to the public, Gustafson believes the lush space that has been created is a “wonderful gift to the city.” It’s a gift residents can enjoy on a daily basis.

The Singapore of tomorrow is here, today. Your future awaits at Marina One Residences.
