Time really flies! We’re already moving into the last month of the quarter and as reflected in our Property Market Index Q1 2021, the market is remaining positive.

And this could be due to the low interest rates that allow for some property seekers to leverage on and drive their property aspirations forward. (Interested to find out the most recent and best interest rates? Ask your Account Manager to refer you to a PropertyGuru Finance advisor today!)

Now, how can you leverage on this as well?

When to Focus Your Listings

Property seekers behaved differently in February versus January, and this could be due to the Lunar New Year season.

Friday used to be the day when property seekers typically take a break from searching, but it seems they it shifted to Wednesday and Thursday. It’s interesting that search remained consistently high from Sunday to Tuesday – that’s 3 straight days of high volume searching

Now, let’s look at the time you should focus on Repost and Boost

Note: We heard feedback from some Agent Partners like you that you’d appreciate hourly breakdowns, so we’ve improved on the graph below! We hope you’ll benefit from it.

Looking at traffic on an hourly basis, you can now more effectively target your clients. It seems that activity begins at 8AM and starts to peak at 10AM and remains fairly consistent till 10PM – so you have 12 full hours of active search.

However, take note that 6PM-7PM experiences a slight lull – likely this is due to dinner time. After they’re done makan-ingthey’re immediately back and then hit thhighest at 9PM

Where to Focus Your Listings

As seen in our Property Market Index Q1 2021space is important to property seekers – this can be attributed to our homes having to accommodate our workspaces and sometimes even school.

Being so, this might influence a change in districts of interest.

Serangoon/Thomson (D19-20) continue to be a popular choice, with almost twice the volume of views when compared to other districts.

However, when we look the number of listings versus volume of views (supply versus demand) – North (D25-28) is champion, with Orchard/Holland (D09-10) and Changi/Pasir Ris (D17-18) very close behind.
