First S$1.8M HDB resale flat in Singapore recorded in Queenstown

A 5-room HDB resale flat at SkyParc @ Dawson has sold for S$1.818 million, becoming the first flat in Singapore to officially cross the S$1.8 million mark. The October 2026 transaction also sets a new record on both absolute price and per-square-foot (psf) basis for the specific unit type.

Located at Block 96 Dawson Road, the 1,195 sqft, 5-room flat was sold for S$1,522 psf. It sits between the 40th and 42nd floors of the 43-storey development, making it one of the highest 5-room units in the block.

The sale surpasses the previous 5-room HDB resale record of S$1.7 million in Queenstown, set by another unit at SkyParc @ Dawson in February 2026. That 1,313 sqft loft unit at Block 92 Dawson Road changed hands for approximately S$1,295 psf.

Despite being 118 sqft smaller, the latest unit fetched S$118,000 more and commanded a psf premium of S$227 over the previous town record. This suggests that buyers are placing considerable value on a combination of floor height, remaining lease and the relative scarcity of certain units within newer HDB developments.

Why did this SkyParc @ Dawson flat command such a high price?

Several factors help explain why the latest transaction could command such a substantial premium, starting with its location within the development.

The flat occupies a floor between the 40th and 42nd storeys, close to the top of the 43-storey block. High-floor units tend to appeal to buyers who value greater privacy and potentially more open views. In this case, its position near the top of the block could have contributed to the higher selling price.

Completed in 2020, SkyParc @ Dawson is only around six years old and has approximately 94 years left on its lease. This is a relatively attractive proposition in Queenstown, where many resale flats date back to the 1970s and 1980s.

There is also a supply factor within the development itself. Block 96 has 284 flats, but only 74 are 5-room units. The pool becomes even smaller when narrowing the search to high-floor units, particularly those with a remaining lease comparable to SkyParc @ Dawson’s.

These factors do not necessarily mean that other 5-room flats in the development would fetch a similar price. However, they help explain why a particularly well-positioned unit could command a premium over the broader resale market.

Prices at Block 96 have commonly crossed S$1.5 million

The latest transaction also stands out when compared with other 5-room resale flats in the same block.

In December 2025, a 1,163 sqft unit between the 37th and 39th floors sold for S$1.52 million. In July 2026, another unit of the same size, this time between the 19th and 21st floors, changed hands for S$1.5 million.

Interestingly, an October 2026 transaction involving a unit on the much lower fourth to sixth floors also fetched S$1.5 million. This suggests that prices at Block 96 have already been reaching elevated levels, even beyond its highest floors.

However, the new record sale of S$1.818 million represents a significant jump. It is S$298,000 above the previous highest transaction in the block, indicating just how much of a premium the latest buyer was willing to pay for the particular unit.

Month Storey Size (sqft) Resale Price
Dec 2025 37 to 39 1,163 S$1,520,000
Jul 2026 19 to 21 1,163 S$1,500,000
Oct 2026 4 to 6 1,163 S$1,500,000
Dec 2025 10 to 12 1,163 S$1,445,000
Jul 2026 7 to 9 1,163 S$1,430,000

Dawson Road continues to dominate Queenstown’s million-dollar HDB transactions

The record sale is not an isolated example of high resale prices in Queenstown. In fact, Dawson Road has consistently featured among the estate’s most expensive 5-room HDB transactions.

Before the latest sale, the five highest 5-room resale transactions in Queenstown ranged from S$1.58 million to S$1.7 million. Four of these transactions involved flats along Dawson Road, at Blocks 91, 92 and 93.

The previous record was set in February 2026, when a 1,313 sqft loft unit at Block 92 Dawson Road sold for S$1.7 million. Another flat in the same block fetched S$1,658,888 in June 2025.

The latest S$1.818 million transaction has now moved the record S$118,000 higher, creating a wider gap between the most expensive 5-room flats in Queenstown and the rest of the estate’s resale market.

That said, high prices are not exclusive to the highest floors. Some of the earlier transactions involved units between the fourth and sixth storeys, suggesting that buyers are also willing to pay a premium for the Dawson location and its newer housing stock.

A closer look at SkyParc @ Dawson’s location and facilities

SkyParc @ Dawson’s appeal also comes from its location within Queenstown, a mature residential estate with established amenities and transport connections.

The development is approximately a 10 to 15-minute walk from both Queenstown and Commonwealth MRT stations along the East-West Line. Residents also have access to several shopping destinations, including Great World City, IKEA Alexandra, Anchorpoint Shopping Centre and Queensway Shopping Centre.

For daily essentials, the estate has coffee shops, a wet market and a 7-Eleven. Families with young children also have several preschool options within walking distance, including E-Bridge Pre-School, My First Skool and PCF Sparkletots Preschool.

Queenstown Primary School is the only primary school within 1km of the development. Other options within 1km to 2km include Alexandra Primary School, Gan Eng Seng Primary School, New Town Primary School and Zhangde Primary School.

The development itself is also designed around greenery and shared spaces. An Eco-Corridor runs along the ground level, while a roof garden sits above the multi-storey carpark and connects to the residential blocks through bridges. Sky terraces and gardens are distributed across different levels, with Block 94 featuring gardens on levels 8, 16, 33 and 39.

Other facilities include fitness corners, playgrounds, a precinct pavilion, retail spaces and sheltered walkways. The flats are classified as Premium Apartments, which offer higher specifications and more considered layouts compared with standard BTO flats.

These features contribute to the development’s appeal, particularly when compared with older HDB blocks in the surrounding estate.

The S$1.818 million sale is far above Queenstown’s resale median

While Dawson Road has seen several million-dollar transactions, the latest sale is still an outlier when measured against the wider Queenstown resale market.

Over the past 12 months, the median 5-room resale price in Queenstown was S$1.23 million. Prices ranged from S$688,000 to the latest record of S$1.818 million. This puts the SkyParc @ Dawson flat S$588,000 above the town’s median, or roughly 48% higher.

The difference is also apparent in October’s other 5-room transactions. Apart from the record sale, 5-room flats in Queenstown changed hands for between S$1.5 million and S$1.561 million at Dawson Road, Ghim Moh Link, and Holland Close.

At the other end of the spectrum, a larger 1,313 sqft 5-room flat at Mei Ling Street sold for S$1.08 million in the same month. Despite having a larger floor area than the record-setting unit, it fetched nearly S$740,000 less. One likely explanation is the difference in the age and remaining lease of the flats.

What this new HDB resale record means for the market

The S$1.818 million transaction marks another milestone in Singapore’s HDB resale market, particularly as it is the first 5-room resale flat to officially cross the S$1.8 million threshold.

There have been other reported transactions approaching this level. In July 2024, a 5-room flat at SkyOasis @ Dawson was reported to have sold for S$1.73 million. However, that transaction did not appear in HDB’s official resale records.

Since then, several 5-room flats at developments such as SkyTerrace @ Dawson and City Vue @ Henderson have also crossed the S$1.7 million mark.

The latest transaction therefore takes the market into new territory in terms of officially recorded resale prices.

However, it is important to distinguish between a record-breaking transaction and the broader direction of HDB resale prices. The S$1.818 million sale reflects an exceptional unit with a combination of attributes that may not be easily replicated elsewhere.

For Queenstown, Dawson Road has established itself as one of the estate’s most expensive HDB resale pockets. Whether more flats will cross the S$1.8 million mark remains to be seen, but SkyParc @ Dawson has set a new benchmark for the segment.
