Aug 2021 Kallang/Whampoa BTO Review: 15 Minutes to Mustafa Centre

The Kallang/Whampoa BTO is an exciting project to look out for in the upcoming August 2021 sales launch. 

The estate features some of the most oversubscribed projects in its last two BTO launches in May 2019 and February 2021. In the most recent launch, 4-room flats had an application rate of up to 7.4. 

For the August 2021 launch, the Kallang/Whampoa BTO project will have the lowest number of flats among all the projects, with only 300 units of 3-room and 4-room flats to be offered. Coupled with its city-fringe location, this is expected to be a highly popular project.

Kallang/Whampoa BTO Location (Aug 2021 HDB BTO launch)

Apart from its city-fringe location, the Kallang/Whampoa BTO flats will offer convenient access to public transport, with Boon Keng MRT only six minutes away by foot. 

For retail and daily essentials, residents can head to the nearby neighbourhood centre. City Square Mall and Mustafa Centre will also be just a few streets away. 

Healthcare services will be within easy reach as well. Located within walking distance, Kallang Polyclinic will serve the outpatient healthcare needs of residents. For more comprehensive medical services, Farrer Park Hospital will be just one stop away by train. 

Kallang/Whampoa BTO Price (Aug 2021 HDB BTO Launch)

HDB has not released the prices for the August 2021 Kallang/Whampoa BTO flats yet. However, the prices should not be too far off from those of the last launch in February 2021. 

3-room and 4-room flats started at $359,000 and $532,000 respectively, excluding grants.

HDB units in Kallang/Whampoa command high resale values, typical of flats in mature estates. In the past 12 months, a 4-room flat was sold for as high as $715,000. 

Notably, there have also been a few HDB flats that were sold for a million dollars in Kallang/Whampoa over the past few years.

Six minutes to Boon Keng MRT by foot

The August 2021 Kallang/Whampoa BTO project will be within walking distance from the MRT, providing residents with easy access to public transport. 

From Boon Keng MRT, residents will be able to arrive in Dhoby Ghaut in three stops via the North-East Line (NEL). 

There’s also Bendemeer MRT on the Downtown Line (DTL), which will be 13 minutes away by bus. Through this MRT line, residents can enjoy reduced travelling time to places such as Tampines and Downtown. 

Proximity to CBD

Another notable aspect of the Kallang/Whampoa BTO project is its central location. Its proximity to the city centre makes it an ideal home for those working in the CBD. With the Downtown Line just a bus ride away, Downtown station can be reached in only six stops.

Alternatively, residents can travel via the North-East Line and North-South Line to get to Raffles Place in only five stops.

15-minute bus ride to City Square Mall and Mustafa Centre

Offering a wide range of retail and dining offerings, City Square Mall will just be a short bus ride away. It’s also located right above Farrer Park MRT, which will be one stop away from the Kallang/Whampoa BTO flats. 

Bargain hunters can also look forward to shopping at Mustafa Centre nearby which is open 24/7.   

For those who prefer to get their daily essentials closer to home, Bendemeer Shopping Centre is situated in front of Boon Keng MRT. 

Another option is Whampoa Drive Market and Food Centre which will be a six-minute walk away from the August 2021 Kallang/Whampoa BTO flats. On top of daily essentials, the centre offers a diverse range of hawker fare. 

10-minute walk to Kallang Polyclinic

Residents won’t have to worry about travelling out of the estate for their medical needs. 

For minor and common ailments, Kallang Polyclinic will be within walking distance. The polyclinic is set to open by the end of 2021. 

Those who require more comprehensive healthcare may head over to Farrer Park Hospital, which is one stop away by train. 

Recreational facilities in the vicinity

Public transport aside, retail, healthcare facilities, and recreational options will be within reach. 

Civil Service Club @ Tessensohn will be a 17-minute walk away, offering various recreational activities such as bowling and climbing. 

Those who want to keep fit can head to Jalan Besar Stadium and Swimming Complex, which will be 11 minutes away by bus from the Kallang/Whampoa BTO flats. 

A park connector is also just a stone’s throw away for those who prefer to take a stroll or cycle.  

Conclusion: Is This Kallang/Whampoa BTO Worth Balloting For? 

The August 2021 Kallang/Whampoa BTO project will be suitable for those who want to live near the city centre and are willing to pay a premium for the prime location.

• Close to healthcare facilities
• Easy access to malls 

Cons of the August 2021 Kallang/Whampoa BTO

• Likely to have high selling prices
• Only 3-room and 4-room flats will be available
• High competition

As the BTO flats will have great connectivity to the rest of Singapore, residents will enjoy shorter travelling time to the CBD as well as area farther out like Tampines and Punggol. 

Like most HDB flats in mature estates, the Kallang/Whampoa BTO flats will provide residents with convenient access to a multitude of amenities. 

On the other hand, very few educational institutions are available in the vicinity. As such, students may have to travel further to go to school. 

Furthermore, only 3-room and 4-room flats will be up for grabs in the Kallang/Whampoa August 2021 launch. Those with (or planning on) bigger families might want to consider balloting for other projects in Hougang or Tampines where 5-room flats will be available. 

Similar to the previous two launches in Kallang/Whampoa, this August 2021 launch is expected to be oversubscribed. With only 300 units available, the Kallang/Whampoa BTO will have the lowest number of flats among the August 2021 projects. 

The project is also set to be among the most expensive ones in the August 2021 launch, given its central location and Kallang/Whampoa’s status as a mature estate. 

If you’re looking for a cheaper flat, you might want to consider balloting for the other August 2021 BTO projects in non-mature estates like Hougang and Jurong East.

Once the sales launch is announced, you can apply for a BTO during the one-week application period. 

Can singles buy 3-room BTO?

No, unfortunately. Singles can only buy 2-room Flexi BTO flats in non-mature estates. However, singles aren’t restricted to the type of resale flat they can buy. 

Can I own two HDB flats? 

You can only own one HDB flat at any one time. While you can purchase a second HDB flat, you’ll need to sell the first flat within six months after collecting the keys to the new flat.
