Two adjoining good class bungalows (GCBs) at Ewart Park and Holland Road have been put up for sale via expression of interest (EOI) with a guide price of $35 million and $31 million, respectively, revealed sole marketing agent Edmund Tie.

The GCB at Ewart park occupies a 17,300 sq ft freehold site, while the GCB at Holland Road spans 15,500 sq ft, bringing the total area to 32,800 sq ft.

Each site features a double-storey bungalow that comes with four en-suite bedrooms as well as a swimming pool.

Given their cul-de-sac location, the two freehold bungalows “enjoy the best of privacy and exclusivity”, said Edmund Tie.

Amenities such as dining and shopping are readily available within the immediate vicinity at Chip Bee Gardens, Holland Village and King Albert Park. The bungalows are also within 1km to Henry Park Primary School and Methodist Girls’ School.

Other nearby educational institutions include Nanyang Girls’ High School, Anglo-Chinese School, National Junior College and Hwa Chong Institution.

“There is a limited supply of only about 2,500 good class bungalows located within 39 gazetted good class bungalow areas. Opportunities to acquire adjoining good class bungalows as such do not come by often. This is ideal for multi-generational families wanting to live close to one another,” said Swee Shou Fern, Executive Director of Investment Advisory at Edmund Tie.

The marketing agent noted that interested parties can bid for either one or both the bungalows.

The EOI exercise for the GCBs closes on 14 April.
