When we think of Choa Chu Kang, we might think about the area near Choa Chu Kang MRT station. However, the Choa Chu Kang August 2023 BTO project is actually much closer to Bukit Panjang and Sungei Pang Sua

This is a surprise, as we made predictions of where the upcoming August 2023 BTO projects might be launched after HDB released teasers at the end of February 2023; for the Choa Chu Kang August 2023 BTO project, we guessed that it would be launched somewhere in the Keat Hong area, which has lesser connectivity and is further away from green spaces.

The Choa Chu Kang August 2023 BTO project will see about 1,870 BTO flats, comprising the full suite of HDB flat types, from 2-room Flexi to 3Gen BTO flats. The BTO project is a walking distance from Bukit Panjang MRT and Senja LRT stations, and a short drive away from Bukit Timah Nature Reserve. It is also accessible to Singapore’s Park Connector Network (PCN), which connects parks across the country via a number of intersecting cycling and jogging lanes.

Recent Choa Chu Kang BTO projects include Keat Hong Grange and Keat Hong Verge, launched in August 2022 and August 2020, respectively, so it’s nice to see some projects available in this non-mature HDB estate again.

Residents of the Choa Chu Kang August 2023 BTO project will be glad to find Sungei Pang Sua, various park connectors, and the interim rail corridor at their doorstep. This is excellent for those who love the outdoors, ‘pawrents’ who want somewhere less urban, and families who love keeping fit together.

For those who would rather hit the malls instead, clustered around the nearby Bukit Panjang MRT station are Hillion Mall, Junction 10, and Bukit Panjang Plaza with all the amenities such as supermarkets and eateries.

In addition, there are also a couple of schools nearby for kids and students across ages (i.e. preschools, junior colleges, and tertiary institutes). NTU and NUS are also only a few MRT stations away.

An estimated total of 1,870 BTO flats comprising 2-room Flexi, 3-room, 4-room, 5-room, and 3Gen units will be available in the Choa Chu Kang August 2023 BTO launch. Looking at the past BTO application rates in Choa Chu Kang, they range from 1.2 to 2.0 for first-timer applicants. So there is a good chance of getting a unit here – probably your best bet if you want to try for a 3Gen unit!

However, due to its proximity to amenities, transport links and Sungei Pang Sua, it is possible that application rates for the Choa Chu Kang August 2023 BTO project may rise. In addition, the BTO flats could be priced higher due to their convenient location.

Nevertheless, Choa Chu Kang remains a non-mature estate, so prices should still be affordable and can turn a decent profit after homeowners fulfil their Minimum Occupation Period (MOP). In future, connectivity will improve as well, with the launch of MRT stations along the Jurong Region Line (JRL) starting in 2027.

We have used an interest rate of 2.6% and a Loan-to-Value (LTV) limit of 80% for the HDB loan examples and an interest rate of 3.6% and an LTV of 75% for the bank loan examples. With Sungei Pang Sua, park connectors and the interim rail corridor around the Choa Chu Kang August 2023 BTO project, nature lovers will rejoice. Now there’s no excuse to avoid exercise. At the same time, you might encounter wildlife more frequently.

Connectivity to Public Transport

Whether you are a public transport taker or a driver, this Choa Chua Kang August 2023 BTO project has good links to both the MRT network and expressway via the Bukit Panjang MRT station on the Downtown Line and Kranji Expressway respectively. Choa Chu Kang MRT station on the North-South Line is about a 1o-minute walk away.

Nearby Shopping Malls

From your block, shopping malls that include Junction 10, Hillion Mall, and Bukit Panjang Plaza are within a five- to 15-minute walk away. Think family-friendly retail and food and beverage options. Slightly further away is Lot 10 Shoppers’ Mall, which has a cinema as well.

Schooling Options for Every Age

Whether your child is a preschooler, heading to Primary School, or Secondary School and upwards, you will be well-supported by the educational institutes nearby. These include West View Primary School & MK@West View, Teck Whye Primary School, West Spring Secondary School, Choa Chu Kang Secondary School, Jurong Pioneer Junior College and ITE College West. There’s even Delta Senior School for special education needs.

Conclusion: Is the Choa Chu Kang Aug BTO 2023 Project Worth Balloting For?

The more affordable prices of the Choa Chu Kang BTOs will be easier on your wallet, and it’s likely that your success rate of getting a flat will be much better than at mature estates such as Ang Mo Kio. If you are staying with your parents or in-laws or plan to stay with them, the 3Gen flats in this launch will be a boon.

Although Choa Chu Kang is a non-mature estate, it’s still quite established, so there are still enough amenities around — though maybe not as concentrated as that of a mature estate. While the MRT lines here are the Downtown Line, North South Line and Bukit Panjang LRT, the upcoming Jurong Region Line could provide even better connectivity from 2027.

Cons of Choa Chu Kang Aug BTO 2023

  • Further from the city centre
  • Mainly served by one MRT line (the Downtown Line)
  • Fewer amenities as it is a non-mature estate
  • Not many primary schools in the immediate vicinity

If you don’t mind staying further away from the city centre in a non-mature estate, the Choa Chu Kang August 2023 BTO project could be a win for you. There is a mix of green spaces, nearby schools for all levels, shopping malls, and transport links within close reach.

Applying for Choa Chu Kang Aug 2023 HDB BTO Flats

1. If You Receive a BTO Ballot and Reject It

Besides needing to receive a valid HFE letter before applying for a BTO flat in the upcoming August 2023 BTO launch, first-timer BTO applicants who reject their BTO ballots will be considered second-timer applicants for one year. During their second BTO application, if they reject their BTO ballot again, they won’t be able to apply for any BTO flat for the next year as well.

2. First-timer Parents and Families to Quality for New HDB Priority Scheme

The Family and Parenthood Priority Scheme (FPPS) will officially take over the Parenthood Priority Scheme (PPS). This change will include a new applicant priority subset, the First-timer (Parents and Married Couples) category, also known as FT(PMC). Up to 40% of BTO flats will be allocated to eligible FT(PMC) applicants.

Eligible FT(PMC) applicants must hit these profile criteria:

  • Be in a family with at least one Singapore Citizen child who is 18 years old and below, or married couples below 40 years old
  • Have never owned or sold a residential property
  • Have not booked a BTO or Sale of Balance Flats (SBF) unit in the past five years before their HDB flat application

3. Unsuccessful FT(PMC) Applicants to Receive Additional BTO Ballot Chances

To help FT(PMC) applicants who failed to secure a BTO ballot after multiple applications to a non-mature estate, they will also get one more chance per subsequent application.
