Priced above S$1.4 million, Hudson Place Residences to benefit from the Greater one-north transformation

As Singapore’s one-north precinct continues its transformation into a vibrant live-work-play district, Hudson Place Residences is emerging as the next addition in Media Circle. Jointly developed by Qingjian Realty, Forsea Holdings, CYZ Land and Jianan Capital, the 327-unit project marks the second private condominium to take shape within this evolving enclave.

“With initiatives such as Kampong AI pointing to the precinct’s next phase of growth, Hudson Place Residences sits within that broader transformation while remaining anchored to the established character of Queenstown,” says Wang Xin, Director at Forsea Holdings.

Hudson Place Residences offers 2- to 4-bedroom layouts, along with a limited collection of five penthouses, ranging from 646 sqft to 2,196 sqft. At ground level, a retail component of approximately 4,300 sqft adds convenience while contributing to a more integrated living environment.

Public preview starts from 1 May 2026, with sales bookings scheduled to commence on 16 May 2026.

New York-inspired homes, designed with intention

Inspired by Hudson Yards in New York, Hudson Place Residences draws on the bold urban character and contemporary spirit of one of the world’s most notable mixed-use districts. The concept reflects a broader vision of modern city living, shaped by global influences and the energy of leading metropolitan centres.

The 327 residential units are spread across two towers of 23 and 15 storeys, carefully orientated to maximise views in multiple directions. As shared by the developers, a defining architectural feature is the elevation of the residential blocks, which are raised more than 17 metres above ground level.

This design choice enhances both the visual and spatial experience, allowing units to enjoy more expansive views, including vistas of the low-rise Wessex Estate and, for some, glimpses of the southern coastline.

By lifting the towers, the development frees up ground-level space for landscaping and communal facilities, creating a more open environment that encourages interaction and shared use while fostering a stronger sense of community within the development.

These spaces are planned with both movement and comfort in mind, creating an environment that encourages residents to unwind while staying active.

The layout of the common areas allows for a more seamless flow, with generous walkways and a borderless outdoor concept that integrates children’s play areas and retail spaces open to the public. The development also stands out as one of the few in the neighbourhood to include a tennis court, adding to its appeal for active lifestyles.

In total, the development offers 48 facilities designed to support both relaxation and everyday living.

At ground level, the retail component adds another layer of convenience, especially when considered alongside nearby offerings such as Bloomsbury Shoppes. Together, these spaces contribute to a broader retail cluster, complemented by a plaza and linear park that provide shared areas for recreation and community interaction.

In line with its location within one-north, Hudson Place Residences also incorporates smart features across both common areas and individual homes. From parcel delivery robots in shared spaces to automated systems at the tennis court, these features are designed to simplify daily routines. Within each unit, smart home systems allow residents to manage lighting and air-conditioning more efficiently, supporting a more seamless and connected living experience.

2-bedroom units adopt an efficient dumbbell layout, which reduces shared corridor space and enhances privacy, while the larger 3- and 4-bedroom units are planned for more comfortable family living, complete with naturally ventilated kitchens and bathrooms. Thoughtful flexibility is built into every home through hackable walls, allowing residents to reconfigure their living spaces as their needs evolve.

Competitive entry pricing into a transforming district

Indicative prices for Hudson Place Residences start from above S$1.4 million for a 2-bedroom unit, which translates to an entry point of above S$2,200 psf. The 3-bedroom units are expected to begin from around S$2 million, while 4-bedroom homes are priced from approximately S$2.7 million.

When viewed in the context of nearby developments, this pricing appears relatively competitive. Within Mediapolis, Hudson Place Residences is the second of four planned residential projects, following the launch of Bloomsbury Residences by the same developers. That project saw around 85% of its units taken up within a year, with average prices hovering around S$2,500 psf.

Looking ahead, pricing dynamics in the area could shift further. In the nearby Dover-Medway estate, which is also undergoing significant transformation, the Qingjian-led consortium recently secured a new Government Land Sale (GLS) site in March 2026 with a top bid of S$951 million. This translates to a land rate of about S$1,556 psf ppr, signalling stronger competition and rising confidence in the transforming area.

For comparison, the Hudson Place Residences site was acquired in March 2025 at S$1,037 psf ppr. The difference is notable, with the Dover Drive site transacting at roughly 50% higher on a land rate basis despite being just a year apart. Such a gap is uncommon within the same locality and highlights the pace at which land values in the area are moving.

This creates a compelling positioning for Hudson Place Residences. Buyers are effectively entering the neighbourhood at an earlier price point, before the impact of higher land costs in future developments is fully reflected in selling prices.

Anchored by long-term urban planning

With both Mediapolis and Dover-Medway set for significant transformation, Hudson Place Residences stands to benefit from a rare first-mover advantage across two major growth areas.

Plans for around 5,000 private homes in Mediapolis and a further 6,000 public and private homes in Dover-Medway point to a substantial expansion of the residential base, positioning early buyers ahead of a new wave of development within the one-north corridor.

Beyond housing, the district’s growth is also anchored by its role as a leading innovation hub. Ongoing initiatives centred on technology and AI-driven enterprises continue to strengthen one-north’s employment ecosystem, which already supports more than 400 companies and a sizeable professional workforce.

This concentration of jobs plays a key role in sustaining rental demand, particularly for homes located within close proximity to these workplaces, such as Hudson Place Residences.

Connectivity is also expected to improve over time, with potential MRT developments and enhanced pedestrian links under study. These enhancements will further integrate Media Circle with surrounding neighbourhoods, making the area more accessible and convenient for residents.

At the same time, Hudson Place Residences benefits from its location within the wider Queenstown estate. While one-north represents the future of work and innovation, Queenstown offers the familiarity of a mature residential town, complete with established amenities and transport links.

The area has also recorded strong price growth in recent years, with resale HDB flats crossing the million-dollar mark, reflecting sustained upgrader demand and reinforcing the long-term appeal of the district.
