Million-dollar HDB resales hit third straight monthly record in October 2026

A record 238 HDB resale flats changed hands for at least S$1 million in October 2026, up from 209 in September and 201 in August. It was the third consecutive month in which million-dollar transactions set a new monthly high. These sales made up 10.9% of October’s resale volume, or about one in nine transactions.

The record came in a quieter month for the wider HDB resale market. Overall prices dipped 0.2% from September, while the number of flats sold 1fell 3.1% to 2,178.

Toa Payoh led million-dollar sales, while Queenstown had the priciest flat

Chart showing a third straight monthly record for million-dollar HDB resales: 201 in August, 209 in September and 238 in October 2026.

Toa Payoh registered 39 million-dollar transactions, the most of any town, followed by Queenstown with 31 and Bedok with 26. Together, the three towns accounted for about 40% of October’s million-dollar sales.

Queenstown was home to the month’s most expensive resale: a 5-room flat at SkyParc @ Dawson that sold for S$1.818 million. Among non-mature estates, a 5-room flat on Punggol Road fetched the highest price, at S$1.32 million.

Luqman Hakim, Chief Data & Analytics Officer at 99.co, noted that the rise in million-dollar transactions alongside a dip in overall prices points to a stronger showing at the upper end of the market. Buyers continue to pay a premium for flats that combine space, a longer remaining lease and easy access to transport, schools and everyday amenities.

As more flats reach their Minimum Occupation Period (MOP), buyers looking for relatively young homes in established neighbourhoods may have more options, which could add to the number of million-dollar sales.

Overall resale prices dipped, but 4-room and 5-room prices rose

Line chart showing the HDB resale price index dipping from 208.9 in September to 208.4 in October 2026, close to 208.5 a year earlier.

The small decline in overall prices masked different movements by flat type. Prices for 4-room and 5-room flats rose from September, while those for 3-room and executive flats fell.

Flat type Month-on-month Year-on-year
3-room −1.0% −2.0%
4-room +0.5% +0.2%
5-room +0.3% +0.4%
Executive −1.2% −1.2%

Prices fell month-on-month in both mature and non-mature estates, by 0.2% and 0.7%, respectively. Compared with October 2025, overall prices were broadly unchanged: prices in mature estates rose 1%, while those in non-mature estates fell 1.1%.

Fewer flats sold than in September, but volume was higher year-on-year

Bar chart showing HDB resale volume falling from 2,248 in September to 2,178 in October 2026, still above the 1,347 sales in October 2025.

October’s 2,178 resale transactions were 61.7% higher than a year earlier, even as activity slowed from September. Four-room flats made up the largest share of sales at 41.6%, followed by 5-room flats at 28.4%, 3-room flats at 22.2% and executive flats at 7.8%. Non-mature estates accounted for 52.4% of all resale transactions, with mature estates making up the remaining 47.6%.

What can buyers expect for the rest of 2026?

Luqman expects demand for larger flats in well-located estates to hold up through year-end. Private homeowners moving into HDB flats could support this segment, particularly if they want to retain more living space while freeing up funds from the sale of their private home.

At the same time, more resale flats coming onto the market and the November BTO launch should give buyers more choices. That could help keep broader resale price growth in check, even if demand for larger, well-located flats remains firm.
