A two-storey semi-detached house at 61 Jalan Kelawar has been put up for sale by tender, with offers expected to hover at around $7.84 million or $2,500 per sq ft, revealed sole marketing agent Knight Frank.
Enjoying a nine-metre frontage along Jalan Kelawar, the freehold property occupies a 288.0 sq m (3,100 sq ft) site that is zoned “residential, two-storey semi-detached” under the 2019 Master Plan.
The house is situated within an exclusive residential enclave near the Orchard Road shopping belt as well as the future Orchard Boulevard MRT station.
Knight Frank noted that the immediate vicinity is “predominantly residential in nature, comprising landed housing as well as high-end condominium and apartment developments”.

Given the site’s location, the property is expected to receive strong interest, said Ian Loh, Head of Capital Markets for Land & Building, Collective & Strata Sales, Knight Frank Singapore.
“We continue to see very strong interest for high-end homes and landed houses, especially those in popular locations. Landed homes in close vicinity of Orchard Road are very rarely available, thus we expect the property to attract strong interest,” he said.
