Properties for sale or rent within walking distance to Shaw cinemas (including IMAX theatres)

It’s great when you can live in a neighbourhood with easy access to a shopping mall, food outlets, transport hub and a top-grade cinema. Even more so if they’re within walking distance (or a lift ride down) from your front door.

While most of us are usually satisfied with Netflix, Disney+, Amazon Prime Videos or Apple TV+ services at home, nothing beats the occasional late-night jaunt to a nearby movie theatre to catch that blockbuster film – like the recent ‘made-for-IMAX’ Dune by Denis Villeneuve.

No one can say no to watching these films on gigantic 19-metre-high (or larger) screens with discrete 12-channel surround sound. In fact, you can check out upcoming movies filmed for the IMAX experience.

Not only that, experiencing a movie with your loved ones (especially with your kids) before heading back just in time for bed is a luxury not everyone has. There’s a distinctive thrill and bond when you discuss what you’ve watched with your family on the walk home.

While there are many great cinema chains in Singapore, like Cathay Cineplexes and Golden Village, we’re focusing on the 8 Shaw theatres, particularly its five Shaw IMAX cinemas in Singapore.

If you’re a big cinematic experience-type of person and you’re in the midst of house-hunting (to rent or buy), we’ve highlighted a few condos around the area (or above the theatre) but included a listing which, may include several resale HDB apartments as well.

1. Shaw IMAX Theatre at Lido Cineplex, Shaw Centre (Orchard)

Located in the prestigious District 10 in the heart of Orchard Road, Shaw’s flagship cinema, Lido Cineplex, is at the intersection of Orchard Road with Scotts Road and Paterson Road, conveniently linked by underpasses directly to Orchard MRT Station and Wheelock Place.

District 10 is also commonly associated with one of the most affluent residential estates in Singapore. Residents can enjoy wide open green spaces, a plethora of dining options and excellent condo facilities. Since most condos are older in this district, the average unit size is very generous compared to today’s newer developments. There are several condos within walking distance to Shaw Centre, a few of which include:

● The Claymore – walking distance: 6 min (500m)
● Tate Residences – walking distance: 5 min (400m)
● Ardmore Park – walking distance: 11 min (900m)
● Draycott 8 – walking distance: 9 min (800m)
● Scotts 28 – walking distance: 9 min (750m)

 

2. Shaw IMAX Theatre at Paya Lebar Quarter (PLQ)

As the newest (opened 2020) and largest mall in the area, Paya Lebar Quarter is a foodie and shopping haven, offering 160 F&B outlets, making it a trendy neighbourhood, together with Paya Lebar Square.

Directly connected to the dual MRT lines at Paya Lebar Interchange, PLQ is a four-hectare mixed-use development that offers workspaces, a standalone mall, and a 429-unit private residential development with covered access to the surrounding shopping and lifestyle amenities.

● Paya Lebar Residences – walking distance: 4 min (290m)
● Lotus @ Paya Lebar – walking distance: 5 min (350m)
● Parc Place Residences @ PLQ – walking distance: 3 min (190m)
● D’Weave – walking distance: 6 min (400m)

 

3. Shaw IMAX Theatre at JCube (Jurong)

Jurong is popularly known as Singapore’s second CBD, offering all the necessary amenities and infrastructure to its residents that one can expect from a bustling CBD area. Given its high residential concentration, the area has more HDBs around it which are closer to JCube, while the condos are a little farther away:

● J Gateway – walking distance: 4mins (350m). Newest condo in the area, completed in 2017.
● Westmere – walking distance: 10mins (850m)
● Ivory Heights – walking distance: 12mins (950m)

 

4. Shaw IMAX Theatre at Waterway Point (Punggol)

If you live in Watertown, the condo above Waterway Point, you basically have an IMAX cinema right under your feet.

Located in Punggol (District 19), Waterway Point is a mixed development consisting of residential blocks and a shopping mall. The newest condo there, Watertown, offers top facilities such as lap and hydrotherapy pools, sky patio, outdoor fitness decks, tennis courts, spa steam rooms and much more. Some of the other condos within walking distance include:

● Watertown – Walking time: 1 min (74m)
● A Treasure Trove – Walking time: 6 min (450m)
● Twin Waterfalls – Walking time: 11min (800m)
● Parc Centros – Walking time: 7 min (550m)

 

5. Shaw IMAX Theatre at Jewel (Changi Airport)

As one of the coolest places on the island, finding an IMAX theatre at the Jewel Changi Airport is like the icing on the cake for an enjoyable day out. While there are no condos within walking distance to the Jewel (there are several a short 7-minute drive away, like Sunhaven, Hedges Park and Parc Olympia), the nearby hotels make a movie outing very possible during a staycation stint.

● YOTELAir Singapore Changi Airport – Walking time: 3 min (120m)
Located on the 4th floor of Jewel Changi Airport.

● Crowne Plaza Changi Airport, an IHG Hotel – Walking time: 6 mins (500m)
Located at Terminal 3, this award-winning hotel (voted World’s Best Airport Hotel in 2020 by Skytrax World Airport Awards) for six consecutive years is already seamlessly connected to Jewel Changi via the SkyTrain and link bridge.

● Dusit Thani Laguna Singapore – shuttle bus provided (7 min drive)
Located on the grounds of Laguna Country Club, the gorgeous Dusit Thani Laguna Singapore is a sanctuary retreat within the city, giving Sentosa staycations a run for their money. While walking to Jewel from the hotel is not feasible, we’d recommend taking the regular shuttle bus for hotel guests.

The remaining Shaw cinemas do not have IMAX but promise just as good movie-outing experiences for you and your family.

6. Shaw Theatres at The Seletar Mall (Sengkang)

Opened in 2014, Shaw Theatres at The Seletar Mall was the brand’s first foray into its concept of boutique neighbourhood cinemas. The mall offers an extensive range of F&B outlets since 30 per cent of the space area is dedicated to F&B.

● H2O Residences – walking distance: 6mins (500m)
● High Park Residences – walking distance: 9mins (700m)
● Summer Villas – walking distance: 10 mins (800m)
● Rivertrees Residences – walking distance: 9mins (750m)

 

7. Shaw Theatres at NEX (Serangoon)

Serangoon is well known for NEX, one of the country’s biggest mega malls.

NEX is the largest mall in North-East Singapore and one of the largest suburban malls in the country. With a fully integrated Serangoon Bus Interchange and Serangoon MRT station, anyone living within the vicinity of the mall gets access to a plethora of lifestyle amenities and sumptuous food options. There are more HDBs within walking distance from NEX, with the condos being slightly farther away:

● Sunglade – walking distance: 11min (850m)
● Jade Residences – walking distance: 11min (850m)
● Forest Woods Residences – walking distance: 7min (550m)
● Casa Cambio – walking distance: 11m (850m)

 

8. Shaw Theatres at Lot One (Choa Chu Kang)

The latest Shaw Theatres reopened in September 2021 after a renovation at the conveniently located Lot One in Chua Chu Kang. With a total of eight digital halls, the entertainment centre lies right in the heart of the area’s residential estates.

● Mi Casa – walking distance: 9mins (600m)
● The Warren – walking distance: 6mins (400m)
● Northvale – walking distance: 6mins (350m)
● The Rainforest – walking distance: 11min (800m)

 

In conclusion, cinema chains have done a great job of strategically being positioned in neighbourhoods and areas that are well populated and offer a wide variety of lifestyle amenities to many residents.

For suburban locations that are a bit farther out, there tend to be more HDB flats than condos (think JCube and NEX), but it’s still a well-thought-out plan given the convenience of public transport available. Likewise, while Jewel doesn’t have any condos within walking distance, that is hardly a deterrent for avid cinema-goers. If anything, it’s a genius plan to offer an IMAX cinema experience at one of the most popular lifestyle addresses in town.
